Audubon Park features a wide variety of housing styles and options, with an average sales price of around $257,000. “There are a lot of charming homes with old character, and you can also find 1950s ranch-style homes at an average price point,” Stringfellow says. In the northern portion of the neighborhood, custom-built estates sit on up to an acre of land, and many include private driveways, in-ground pools and detached guest houses. Homebuyers can find five-bedroom French Provincial or new traditional homes for about $975,000 to $1.8 million, with the price increasing with the size of the lot. Around the Memphis Botanic Garden, homebuyers in the Sherwood Forest area can find three-bedroom cottages and ranch-style homes starting at about $160,000. The area also includes several townhouse communities, and in the gated Audubon Square development, two-bedroom units start at around $130,000.

Top-rated schools in Shelby County
Children in the area attend the Shelby County School District, and more than 10 public schools are scattered throughout the neighborhood. Depending on their zone, kids may begin their education at White Station Elementary School, which earned a B from Niche, before moving on to White Station Middle School, which earned a grade of B-plus. Teens may attend White Station High School, which earned an A and was ranked the best public high school in the Memphis area by Niche. The high school offers a College Preparatory Optional Program designed to prepare students for university with a mix of honors and Advanced Placement courses. Shelby County follows a General Choice Transfer process, meaning that students may apply to attend other public schools outside of their assigned pathway. Audubon Park also contains several private school options, including the Harding Academy of Memphis, which serves grades K-12 and earned an A from Niche.

Not to be confused with the neighborhood itself, Audubon Park is an expensive green space featuring an 18-hole golf course, tennis center and a playground for kids to explore.
