High Point Terrace has a neighborly vibe with historic homes

The High Point Terrace neighborhood in Memphis was built in the middle of the 20th century. Today, it’s on the National Register of Historic Places thanks to its post-World War II architecture. But homebuyers also love its highly rated schools, its strip of local businesses and its neighborly feel. That’s why High Point Terrace is on the shortlist for many young families looking to buy their first home.

Homes are more expensive than nearby areas, but appeal to young buyers

Home prices are higher than in other nearby neighborhoods, but people still see High Point Terrace as an area for first-time homebuyers. “High Point has been a great neighborhood for decades,” says Fontaine Albritton, a Realtor with Crye-Leike and a lifelong Memphian. “It’s still popular because of its location and the price of the homes. You would think of it as being more starter homes, but they’re probably the most expensive starter homes around.” You’ll mostly find midcentury homes here. Traditional and ranch styles are most common, and smaller or more dated homes sell from $200,000 to $400,000. Larger, renovated houses go between $400,000 and the mid-$800,000s.

There are top-rated public and private schools nearby

Schools are a draw for High Point Terrace, which is in the Memphis-Shelby County Schools district. Kids can go to either Grahamwood Elementary School or White Station Elementary School, each highly rated. Other nearby schools are top-rated, like White Station Middle School and White Station High School. Students can apply to any school in the district, including magnet programs. Top-rated private options are also close, including the Collegiate School of Memphis.

Shelby Farms Greenline runs through the neighborhood for recreation

High Point Terrace doesn’t have a neighborhood park, but the Shelby Farms Greenline cuts through the area. The path runs 10 miles from Midtown Memphis out to Cordova. Albritton says that it’s a big plus for residents, who use the trail all the time for biking and jogging. The Greenline connects to Shelby Farms Park about 4 miles away, though it’s a little farther of a drive. Shelby Farms is one of the largest urban parks in the country and has trails, playgrounds, fishing lakes and even its own herd of buffalo.

Neighborhood restaurants and local shops in High Point Terrace

“There are some shops in High Point that are super cute, like the old High Point Grocery,” Albritton says. People can do most of their shopping at the Grocery, which has a produce section and a butcher. Next door, you can check out local restaurants, including:

  • Cheffie’s Cafe for build-your-own salads and sandwiches
  • High Point Pizza, the spot for a slice
  • High Point Pub, a neighborhood watering hole
Up on Summer Avenue, there’s plenty of fast food and some specialty retail spots. A few shopping centers are close by with home goods and hardware stores.

The commute to Downtown Memphis is fairly easy

You can get to Downtown Memphis pretty easily from High Point Terrace. It’s a 6-mile drive, which usually takes 15 to 20 minutes. People also commute to the University of Memphis, which is a mile from the neighborhood. Memphis Area Transit Authority buses run along the outside of the neighborhood. Memphis is also reasonably bike-friendly, and lots of the streets around High Point Terrace have dedicated bike lanes.

There's a strong sense of community, and plenty of events

People know High Point Terrace as a particularly community-oriented neighborhood. “You see people out walking with kids, and they have neighborhood activities,” Albritton says. “It’s just a really sweet neighborhood.” There’s been a 4th of July celebration every year since the 1950s. These days, it includes a parade, a fish fry and prizes for the best-decorated houses.
