A walkable masterplanned community
The streets in Menifee Lakes are lined with tall pine and oak trees, the occasional willow, and single-family homes. The oldest homes date to the 1990s and are either ranch-style, or new traditional with Craftsman- and Spanish-style details; all have brick or stucco exteriors, prominent three-car garages and three-to-four bedrooms in layouts of 2,000 to 3,000 square feet. Most are priced between $575,000 and $650,000, depending on size, while lakefront homes cost upward of $650,000. Homes built post-2007 have layouts of 3,000 to 3,500 square feet, and prices ranging from $790,000 to $850,000. The Rockport Ranch subdivision is currently under development on the northeast portion of the community, offering 2,200 to 2,400-square-foot modern farmhouses for between $650,000 and $700,000.Monthly homeowners' association fees here range between $66 and $100, and include access to and maintenance of a community clubhouse. "The main clubhouse offers a fitness center and reading room as well as large pools and patios," says Shane Bernal, Temecula Realtor with VIP Service Realty. "You can relax and unwind surrounded by lush landscaping."
Parks within the neighborhood
At the neighborhood's three lakes, residents can go kayaking and catch-and-release fishing or walk along various trails. The 2-acre Autumn Breeze Park offers dog-friendly open green spaces, and Hidden Meadows Park has playsets and volleyball courts with views of the surrounding hills. Lago Vista Sports Park is spread over almost 30 acres and includes soccer fields, three baseball fields and for a little shade, a few gazebos.Highly rated school district
Local kids can start school at Callie Kirkpatrick Elementary, which earns a B-plus from Niche, then move on to the A-minus rated Bell Mountain Middle. Paloma Valley High also earns an A-minus, and its extensive list of athletic programs includes Stunt Cheer and Water Polo.The 215 leads downtown
Menifee Lakes is bordered west by Interstate 215, which leads about 15 miles south to Temecula, and 40 miles north to Ontario. Residents here are mostly car dependent. Set on the western corner of the community, right near the 215, the Menifee Town Center is anchored by Ralphs, Dollar Tree and Ross Dress For Less. Adjacent to Menifee Lakes, the Newport Road corridor is lined on both sides with restaurants like Yellow Basket of Menifee, an American diner-style restaurant, and Tokyo House Ramen & Sushi. Menifee Lakes Plaza features grocery store Barons Market, as well as casual eateries like Cafe Rio Fresh Modern Mexican and Blaze Pizza.Moderate fire risk
Menifee faces moderate wildfire risk over the next 30 years due to being in a largely developed area; lack of wild brush helps lower the risk. Riverside County Menifee Lakes Fire Station 76 is within the neighborhood on Menifee Road, in case of emergency.
