Suburban-rural blend in growing Meridian area
Southwest Meridian is a part suburban, part rural community in the growing Boise metropolitan area. Homes sit on sprawling lots with tons of acreage, and private amenities like pools and clubhouses are contained within residential subdivisions. “There are a lot of options to customize a home in this area,” says Luke Evans, a real estate agent with Better Homes and Gardens 43 North who has sold several homes in the neighborhood. “Many developments are still being built, and you can also buy land to design your own home.” Bordering the neighborhood is Meridian Road, a popular shopping and dining area and a major traveling area that goes north and south through the city.

Contemporary ranches and modern farmhouses
Southwest Meridian has two distinctive personalities on either side of South Ten Mile Road. On the east side are established subdivisions with paved sidewalks and manicured landscaping. West of Ten Mile Road feels more rural, with open fields and homes sitting on multi-acre lots. Home construction in the area happened throughout the past five years. “Everything residential is relatively new, so the area is really gaining some popularity right now,” Evan says. Bear Creek and Fall Creek are popular subdivisions with new traditional homes and private amenities like a community pool. Prices here range from $460,000 to $800,000. In the western area of the neighborhood, larger Modern Farmhouse homes sit on acre-sized lots or greater. Prices range from $630,000 for a single-level home to $1.8 million for a luxurious five-bedroom homes. Modern and contemporary homes built in the 2020s are situated toward the southeast end of the neighborhood. Exteriors and floor plans here are relatively consistent having neutral colors and smaller front yards, but people can customize their homes with extra windows and doors. Prices range from $400,000 for a one-story home to $900,000 for 2,800-square-foot houses.

Local establishments along Meridian Road
Local eateries and national chains are scattered along Meridian Road, the busiest thoroughfare in the area. Victory Gardens Nursery is a tucked-away greenhouse that functions as a plant shop and a café. Its outdoor space resembles a storybook garden, with metal table sets overlooking the growing greenery. Tipsy Chef Café is open seven days a week, offering comforting brunch staples like chicken and waffles. The Curb Bar and Grill is the city's go-to sports bar to cheer on the hometown teams like Boise State University. Diners can munch on American dishes and sip beers in a lively environment with eight large TV screens. “We call ourselves Bronco nation for Boise State,” says Jo Short, associate broker at Silvercreek Realty Group with 24 years of experience. “Every Friday for football season, people look to see what colors we’re doing: black, orange or blue. Then, they’ll wear the colors to support.” People buy groceries at Walmart Supercenter or the 24-hour WinCo Foods.

Championship athletic programs at Meridian High
Students can start their education at Peregrine Elementary, which earns a B-plus from Niche. Kids can go to middle school at Victory Middle, an A-minus school, and high school at Meridian High, a B-minus school. The high school’s athletics program has won several district and state championships in the last five years including basketball, wrestling and football.
Meridian High School serves over 1,700 students in the Northwest Meridian neighborhood.
Students can choose to attend Kuna Middle School just south of southwest Meridian.

Nearby Meridian Speedway
Bear Creek Park is the only park in the neighborhood. Located next to the Bear Creek subdivision, the 19-acre park includes ball fields, a basketball court and a playground. Its 9-hole disc golf course is open between October and mid-March. Storey Park is the city’s oldest park, named after former mayor Don Storey. This park is home to the city’s swimming pool, fields and a dog park. Next door is the Meridian Speedway, which hosts weekly races during the summer.

Home to Roaring Springs Water Park
Within Southwest Meridian is an entertainment hub that includes Roaring Springs Water Park and Wahooz Family Fun Zone. Roaring Springs Water Park is one of the largest waterparks in Idaho. Open from May through September, its 20 attractions include a variety of slides, lagoons, lazy rivers and water play areas. The Wahooz Family Fun Zone includes year-round indoor and outdoor recreation, like go-kart racing, batting cages and miniature golf. On rainy days, people can play laser tag, arcade games and climb on the rope course.

Interstate 84 runs through neighborhood
Interstate 84 is the primary roadway around the Treasure Valley. Depending on where folks are situated, this highway is a 12 to 16-mile drive to Boise. The Boise Airport is also in the same direction. Travelers can reach over 40 destinations, most on the West Coast or the Midwest. Drivers needing to get to downtown Meridian can hop on Meridian Road.
