Arizona Valencia is a suburb of Mesa, 25 miles from Phoenix, which centers around a park and an elementary school. “Due to its size, Mesa includes wide demographic diversity with new and older communities comprised of young families, long-time residents and several adult communities,” says Sharyn Younger, a Copper Summit Real Estate broker with 13 years of experience in the East Valley. Arizona Valencia is one of the family-friendly areas, with access to shopping and dining off Southern Avenue, downtown Mesa to the west and the Superstition Mountains to the east.

Late 20th-century houses dominate the neighborhood

Sidewalks, palm trees and desert shrubs line the residential streets of Arizona Valencia. The area's single-family homes feature Spanish and Mediterranean style, their stucco facades and red-tiled roofs combating the Arizona heat. Most properties here have driveways and garages, keeping parked cars off the roads. Prices typically range from about $400,000 to $650,000.

Students can choose their schools in the Mesa Unified School District

Many neighborhood children attend Madison Elementary, a B-rated school on Niche. A-rated Franklin Junior High enrolls seventh- through ninth-grade students, and B-plus-rated Mesa High School offers art and photography classes, a JROTC program and over a dozen athletic teams. Families can choose schools outside their zone within the Mesa Unified School District that best fit their children’s needs and interests. Alternatively, trade schools are available in the area. “The East Valley Institute of Technology provides occupational and vocational training to high school students and young adults,” Younger says.

Outdoor spaces span from playgrounds to mountain ranges

Arizona Valencia is near plenty of parks. “Whether your interest is in playgrounds and splash pads or outdoor recreation like hiking or bike riding, Mesa has a lot to offer,” Younger says. Enid Park, in the center of the neighborhood, has shaded picnic tables, a playground, basketball courts and open fields. Arizona Valencia is also sandwiched between two golf courses: Coyote Run, one of Leisure World Country Club’s courses, and Sunland Village Golf Club. Both facilities offer memberships and public tee times. Sports fans visit Hohokam Stadium, north of downtown Mesa, for Chicago Cubs spring training games. The Superstition Mountains and Usery Mountain Regional Park feature extensive trails within 20 miles, and the reservoirs, 25 miles away in Fort McDowell, have beaches and boat access.

Shopping at Superstition Springs Center and dining close to downtown

Southern Avenue borders the neighborhood, providing quick access to nearby shopping and dining options. Superstition Springs Center has retailers, department stores and restaurants under 2 miles away, and a Walmart is outside the mall. Fry’s Marketplace is just across Highway 60, and the commercial development in the heart of Mesa is within about 10 miles. “The burgeoning downtown area offers unique shopping, dining and entertainment, and the Mesa Arts Center is one of the valley’s premier entertainment venues,” Younger says. Most of the nearby restaurants consist of fast food and casual spots, though the city has plenty of local classics, as well. “If you’re looking for an iconic Mesa restaurant, Organ Stop Pizza has been a Mesa institution for decades and not only offers great pizza but also has one of the largest, if not the largest, [Wurlitzer] pipe organ in the world,” Younger says.

Freeways, light rail and local buses make it easy for commuters

Drivers can reach major thoroughfares within a few miles. “Freeways make getting around the valley convenient with the 101, the 202 and the 60 easily accessible,” Younger says. Streets like Higley Road lead to amenities, such as Banner Gateway Medical Center, a mile away. Commuters also have a variety of public transportation methods, such as Valley Metro buses and a light rail system to Tempe and downtown Phoenix. Domestic flights take off from Mesa Gateway Airport, 8 miles away, while a broader range of services is available at Phoenix Sky Harbor International Airport, 20 miles away.
