Historic roots and family-oriented community
Tiny Navesink, pronounced Nav-uh-sink, is an unincorporated section of Middletown Township in Monmouth County, but it was once the largest village in the area. Today, about 1,700 residents live in this rural enclave that includes the Navesink Historic District. Permanent settlements popped up in the 18th and 19th centuries and some still remain, like All Saints’ Memorial Episcopal Church, a National Historic Landmark.
Navesink also borders the waterfront community of Atlantic Highlands and is a ten-minute drive from the beaches of Sea Bright and Sandy Hook.
Susan Natale, an experienced agent with Coldwell Banker who raised her family nearby, notes how homeowners enjoy the best of both worlds here. “Residents pay Middletown taxes and are zoned for the Middletown school system, but the zip code is Atlantic Highlands.”
She adds how the area attracts many families who like the proximity to NYC, which is less than an hour away by ferry. And though the community is tiny, Natale notes how locals will identify as being from Navesink.

Single-family colonials and Victorians
Navesink’s charming landscape blends with neighboring Atlantic Highlands, except it offers larger properties on larger lots, although Natale says lots aren’t as big as other parts of Middletown Township. Its hilly elevation offers scenic water views while also reducing flood risk, compared to Atlantic Highlands.
Narrow residential streets, wooded areas and few businesses lend a country feel. Victorians and colonials are most common among the older housing stock, but examples of earlier styles, like Craftsman-style bungalows and Greek Revival homes, can be found along Monmouth Avenue in the historic section. This area is located on the eastern end near the Navesink River.
Residents who buy here don’t typically target Navesink due to its small size and limited inventory, but will find mostly single-family homes priced between $425,000 for a small three bedroom to as much as $4 million for a historic mansion on 10 acres. The median price is $725,000.

Top rated public and private options
Navesink Elementary School features an A from Niche. It’s located in Navesink but is technically part of the Middletown Township School District; it serves less than 200 students in kindergarten through fifth grade. Public school students graduate to Bayshore Middle School, rated a B-plus from Niche, for grades six through eight. It’s located in Leonardo and offers activities like jazz band and math club.
All students feed into Middletown South High School, which Niche gives an A minus. Almost 1,500 students attend and sports play a big role. Rumson Country Day School is a nearby private school option for kindergarten through eighth grades.

Numerous scenic parks with plenty of acreage
Huber Woods Park borders Navesink, featuring more than 350 acres overlooking the Navesink River. It also includes horseback riding trails and an environmental center with a reptile house. Hartshorne Woods Park is closer to the Highlands and even larger, offering 812 hilly acres with hiking and biking trails.

Limited shopping and dining but nearby options
Businesses are extremely limited and locals head to neighboring Atlantic Highlands for shopping along Route 36, and Middletown for big box options. “The closer you are to the water, the less shopping you’ll find,” Natale shares. That said, Almost Home General is a popular breakfast and lunch spot in an iconic red building, while Navesink Fishery prepares takeout and made-to-order seafood dishes in a homey spot.

High-speed ferries to NYC
Navesink is within commuting distance of NYC, and locals have the option of catching the Seastreak Ferry at Atlantic Highlands or taking NJT from the Middletown Station; both are a short drive. The ferry reaches downtown Manhattan in 40 minutes, while NJT takes about an hour and 15 minutes to reach Midtown.

Year-round community events
All Saints’ Memorial Episcopal Church also goes by Stone Church, a Gothic stone structure straight out of a storybook. It doubles as a community center and is home to the Stone Church Players, a community theater group that performs everything from Shakespeare to musicals. The adorable Navesink Library also serves the community, from holding yoga classes to acoustic music nights.

The beach is nice and it's really easy to get to the city through the ferry making it quick and easy to do a lot of different things. It's just a nice place to be.
