Expanding outer Midlothian
Roseland is on the outer west edge of Midlothian, nearly 20 miles southwest of downtown Richmond. It was a mostly rural area just 20 years ago, but today, it’s one of the fastest-growing sections of Midlothian. In easy reach of main thoroughfares like State Route 288 and the Midlothian Turnpike, and a plethora of shopping and dining less than 15 minutes away, it’s easy to see the appeal. “Homebuyers are interested in its location more than anything else,” says James River Realty’s Anita Williamson, who has been working with clients in the area for going on two decades. “Not only is it convenient, but it suits a much wider range of budgets than other parts of Midlothian,” says the realtor.
A home for every budget
Homes here range in price from $300,000 for two-bedroom Craftsman-style homes built in the early 2010s and close to $1 million for multi-story Modern Transitional-style new builds. “It’s a pretty wide range of prices, there’s really something for anyone,” says Williamson, adding that prices vary less within the individual communities. “In NewMarket, homes sell for more like $500,000 or $600,000, and in The Village, they can go all the way up to $800,000,” she says.
The neighborhood of Roseland sits just West of Hwy 288 and the neighborhood of Westchester.

Highly rated Chesterfield County schools
Roseland students are served by schools in the Chesterfield County Public Schools system. Many go to Old Hundred Elementary, which earned an A-minus grade from Niche in 2024, between preschool and fifth grade. Older students continue to Midlothian Middle, which earned a B-plus that same year, and Midlothian High, which earned an A. Teens at Midlothian High can apply to participate in the school's International Baccalaureate Programme, designed to prepare them for college and beyond by fostering critical thinking skills and a voracious appetite for learning.
Neighborhood parks and ponds
The subdivisions that make up the wider Roseland neighborhood tend to have their own little neighborhood playgrounds and ponds. In Hallsley, the playground has rustic, ropes course-style climbing structures next to the development’s clubhouse. A vintage Americana-style row of clubhouses designed to look like miniature Main Street shops and restaurants stands next to the playground. The NewMarket community offers similar amenities. “There are a lot of things that attract families, like the pool, trails and the dog park,” says Williamson. Locals can fish from the pier at Tom Sawyer’s Pond, in the middle of Roseland off Farnborough Drive. At the Windy Hill Golf Course & Sports Complex, golfers can play a round or two on the public course or play mini golf, race go-karts or practice their swings at the batting cages. Windy Hill is just over 4 miles north, off the Midlothian Turnpike.

Everyday essentials within 10 minutes of home
At the Westchester Commons shopping center, at the corner of the Midlothian Turnpike and State Route 288 just 5 miles northeast, residents can find everything from their local Regal movie theater to Petco and Target. Eateries like Dominic’s Italian Grille and NAPA Kitchen and Wine make the shopping center a popular spot for date night, too. For groceries and other everyday essentials, locals can also visit the Publix off Charter Colony Parkway. The 6-mile drive takes just about 10 minutes, depending on traffic. There’s a Kroger right next to Publix and an Aldi across the street, too.

Rural but not inconvenient
State Route 288 and Midlothian Turnpike are two main thoroughfares on Roseland’s doorstep. Locals can take 288 south to Chester or north to Short Pump or hop on the turnpike and head into Richmond. To fly farther afield, the Richmond International Airport is a quick 30-minute drive east across the city. The local hospital is much closer to home, though. Bon Secours Westchester Emergency Center is in the Westchester Medical Park, off the turnpike just 10 minutes north.
