Grand homes, an active community and homeowners association amenities make Tarrington a highly sought-after suburb on the western edge of Richmond, where the average single family home spans nearly 4,000 square feet and neighbors make an effort to get to know each other. “We were looking for a neighborhood where we could make friends,” says Tina Morris, long-time resident of Tarrington. “Its social groups and amenities like a pool complex, sidewalks, a clubhouse and riverfront dock make it easy to be a part of the community.” The Tarrington HOA on the east side of the neighborhood goes the extra mile, keeping residents informed on local happenings through a neighborhood magazine. “We have our own publication, ‘Stroll,” says Morris, who is the owner of Tina Morris & Co. Residential Real Estate. “It’s printed and produced by a private company and goes out to the neighborhood monthly. It highlights residents within the neighborhood and promotes residents’ businesses.”

Luxury homes in one of two homeowners associations
“Tarrington is a luxury community, and when you think of the neighborhood, that status comes to mind,” Morris says, and this is reflected in the neighborhood’s housing stock, which consists of stately New Traditionals, Colonial Revivals and custom designs. “Probably 75% of homes are custom builds. We have had Main Street and Ryan homes come in recently, so you have some newer houses that are not custom builds,” Morris says. The neighborhood’s luxury status is also reflected in home prices. $600,000 is about as low as houses go, though it’s more common to see them start at $750,000. Builds with over 4,000 square feet of interior space usually go above $1 million, maxing out at $1.7 million. Residents will also have to pay homeowners association fees, whether they live on the east side under the Tarrington HOA or the west side under the River Downs HOA.
Thanks to roundabouts and other traffic calming measures, the community’s streets are usually quiet. “There are many cul-de-sacs within the neighborhood, so you’ll see kids on their bikes all the time, and you don’t have to worry when your kids are out playing,” Morris says. Tarrington earns an overall CAP Index crime score of 1 out of 10, substantially below the national average of 4.

James River High students help the local community
Bettie Weaver Elementary and James River High are both located on the west side of Tarrington and receive overall A-minus ratings from Niche. Niche also ranks James River High as the fourth best public high school in Chesterfield County. James River High students can participate in the Center for Leadership & International Relations. In this four-year program, students take a selection of Advanced Placement courses and develop a capstone project to help the community or school. Robious Middle scores a B-plus from Niche and is about a 3-mile drive from the neighborhood.

A clubhouse and swim team for HOA members, plus Robious Landing Park
Residents of the Tarrington subdivision have access to the community clubhouse located in the center of the suburb. “The clubhouse can be used by residents free of charge. We have book clubs that meet there, and it’s even been used for bigger events like weddings,” Morris says. The clubhouse also offers a fitness center, playground, pools and a youth swim team, the Tarrington Tiger Sharks. “The swim team is really nice for the children,” Morris says. “Many of them start as young as four or five and stay on the team through high school. Children of all skills and abilities join the team.” Residents may access the James River at the subdivision’s Tarrington Riverfront Park, reachable only by footpath. Here, locals can fish or launch their canoes and kayaks into the James. The HOA also offers 72 canoe and kayak berths. Robious Landing Park on the northwest corner of the neighborhood offers a public ramp for slightly bigger boats. This 100-acre green space also invites visitors to hike 3 miles of trails or rent picnic shelters for celebrations and events. Independence Golf Course just west of Tarrington doesn’t just offer an 18-hole championship course, the club also invites visitors to try footgolf, a game where players use their feet instead of clubs. The venue can be rented for weddings, cocktail parties and other formal gatherings. Pocket parks on the west side of Tarrington include the River Downs North and South Tot Lots, which feature playgrounds, swings and benches.

Shopping plazas and Chesterfield Towne Center
Shopping centers sit about 4 miles over in North Chesterfield, lining thoroughfares like Robious Road and Midlothian Turnpike. Target, PetSmart, Kroger, Costco and The Fresh Market, an upscale grocery store, are just a few big names. There’s also Chesterfield Towne Center, an indoor mall home to more than 100 shops. These shopping centers also feature an expanding number of eating options. “Our dining scene has dramatically improved over the years. Richmond’s award-winning chef, David Dunlap, has two restaurants here, both within 10 minutes of our neighborhood,” Morris says, referring to Midlothian Chef’s Kitchen and 1870 Restaurant, known for their duck breast, ribeye and high-end, French-inspired menu items. River City Diner is like a time capsule from the 1950s, decorated with vinyl records, a juke box and cars. The classic eatery serves burgers, milkshakes, pancakes and other American favorites. Other restaurants include Bell Greek Midlothian and the Hard Shell Bellgrade, known for its seafood. “Our area has so many stores and restaurants that you don’t need to travel,” Morris says. “But if you do want to go the commercials areas of Short Pump and Glen Allen, it’s very easy to get there.” Short Pump Town Center, an outdoor shopping mall is 13 miles to the north.
Costco is a convenient local favorite to the residents of Midlothian.

Close to Virginia State Route 288, Richmond’s partial beltway
Robious Road, or Virginia State Route 711, serves as the area’s primary thoroughfare, running 2.5 miles west to Virginia State Route 288. This highway forms a semi-circle around Richmond. Downtown Richmond is 16 miles east. Johnston-Willis Hospital sits about 5 miles southeast of Tarrington. Richmond International Airport is on the other side of town approximately a 24-mile drive away.
Residents of Tarrington can follow Robious Road down to the shops of North Chesterfield.

The Tarrington HOA throws several events around the year. November festivities include Casino Night, an event for 21+ residents, and the Turkey Trot, a Thanksgiving 5K race.
