Midway Santa Rosa is part of unincorporated Gulf Breeze, a small city in Santa Rosa County about 20 miles from Pensacola. As opposed to “Gulf Breeze Proper,” the locals’ nickname for the city’s western tip, Midway Santa Rosa is a little more bustling, offering more shopping, dining and amenities, but still maintains a tight-knit, small-town vibe. Becky Nicholson, a Realtor with Coldwell Banker Realty who has lived in Gulf Breeze for 26 years, says that the community feel is what drew her to the area. “It’s the kind of place where I wanted my kids to grow up,” she says. “They have friends from pre-school that they’re still close with, and they’re in college now.” Residents also enjoy proximity to Pensacola’s many amenities without having to live amid the hustle and bustle.
Waterfront estates, ‘70s-era ranch-style homes, townhouses and condos
Homes along the East Bay and Santa Rosa Sound are often large custom estates built between the 1970s and 2020s. Front yards are often spacious and manicured, and backyards contain water views. Prices for these homes range from the low $700,000s to nearly $3 million. Homes inland are often smaller and are a mix of ‘70s-era ranch-style, bungalow-style from the ‘80s and ‘90s, and New Traditional styles from the 2000s. They sit in cul-de-sac-filled subdivisions on yards dotted with palm trees. Prices range from the low $200,000s to the high $600,000s, with high-priced homes often featuring full renovations, more square footage, or both. Two- and three-bedroom townhouses are located primarily on the community’s west side, with a median price of about $370,000. A small selection of one- and two-bedroom condos is available on the community’s west side, ranging from about $100,000 to about $150,000. Those looking for land can find many lots of varying sizes, ranging from $30,000 to $200,000.
Kids attend highly rated Santa Rosa County schools
Three elementary schools, two middle schools and two high schools are assigned to the community. All rate an A or A-minus on Niche, with the exception of Holley-Navarre Primary, which rates a B-plus. If families would like other options, Santa Rosa County District Schools, which encompasses 35 school sites and rates an A-minus on Niche, offers School Choice.
Boating, hiking and golf are popular outdoor activities
Residents living on the water often keep their boats at backyard docks. However, those who don’t have private docks still have an easy time getting their boats in the water, says Nicholson. “There are boat launches about every 5 miles. It’s really convenient,” she says. The semi-private Tiger Point Golf Club offers an 18-hole layout. Tiger Point Park features a walking trail, pickleball courts and a playground, and is where local youth sports leagues play. The Naval Live Oaks Nature Preserve features a popular hiking trail on the Santa Rosa Sound.
Shopping and dining along Gulf Breeze Parkway and in nearby Pensacola
While Pensacola is only about 20 miles away, residents head to Gulf Breeze Parkway to shop at Walmart and Winn-Dixie and dine at a mix of local and chain restaurants. Pedro’s Tacos & Tequila Bar is a local favorite for their authentic Mexican dishes and live entertainment. The Gulf Breeze Zoo is in the community and features more than 1,000 animals. Pensacola offers more shopping, dining and entertainment. The closest major hospital is Ascension Sacred Heart Pensacola, about 20 miles away.
Residents enjoy Gulf Breeze’s city events
The Gulf Breeze Zoo hosts the Christmas ZOObilee each December and features bounce houses, live entertainment, and a visit from Santa. The Gulf Breeze Chamber of Commerce also celebrates the season with its Shop Small Advent Calendar, part of its Holidays in the Breeze campaign. The event encourages residents to shop local each day between December 1st and Christmas Eve.
Gulf Breeze Parkway gets residents where they need to go
Gulf Breeze Parkway runs through the community and connects to Pensacola via the Pensacola Bay Bridge. Pensacola International Airport is about 21 miles away.
