Established community known for the Green Hills Country Club
Centrally located in Millbrae, Green Hills is one of the newest subdivisions in the city. Platted in the 1970s, the area was once dedicated to flower-growing for regional florists. It continues living up to its name as it stretches from flat land near El Camino Real to the sloping landscapes of the Santa Cruz Mountain foothills. Known primarily for the Green Hills Country Club and its golf course, this established bedroom community is also adjacent to downtown shopping and dining establishments, near the scenic trail system at San Andreas Lake and home to midcentury architectural styles. “People are starting to come from San Francisco, and that’s made Millbrae into a new market. It’s at the end of the BART line, and San Francisco International Airport is very close by,” says Eric Chu, a real estate agent with Christie’s International Real Estate with nearly a decade of experience. “There’s direct access to the 101 and 280 Freeways, and it’s attached to Burlingame, San Bruno and Belmont.”
Pancakes, century-old businesses and Millbrae Square
Restaurants are located along El Camino Real and in the adjacent downtown area. Founded in 1959, Millbrae Pancake House still makes stacks of flapjacks from scratch each day and serves them in a spacious dining room or on the outdoor patio. Slightly southeast of Green Hills, Brothers Cafe offers classic burgers, pasta and a half-dozen types of eggs benedict. Sixteen Mile House is a Millbrae landmark, having been open for over 150 years. The steakhouse is open for brunch and dinner seven days a week. Millbrae Square shopping center is an open-air mall at the corner of Green Hills and downtown. It has a furniture store, a pharmacy and a selection of locally owned and chain restaurants. There’s also a Trader Joe’s and a Safeway for convenient grocery shopping.

Green Hills Country Club, playgrounds and a community makerspace
Green Hills Park has lush shade trees, a short walking path, a playground and picnic tables. Founded in 1929, the Green Hills Country Club makes up the western half of the community. The expansive course has an undulating landscape with sand traps and water hazards alongside tennis courts, a swimming pool and a large clubhouse. Only members and their guests can use the facilities, which include a fitness room, junior golfing programs and three dining experiences. Central Park is just south of the neighborhood and contains acres of open space, tennis courts, an athletic field and an updated playground. The park hosts community events like movies and concerts in the summer, and its recreation center hosts various classes and activities for all ages. To the west of Green Hills, San Andreas Lake is a scenic public water source that is closed to swimming but open to hikers using the trails around the reservoir.
Other forms of recreation are found at the nearby Millbrae Library. “Millbrae has a specialized Makerspace that’s fairly new. There’s a laser cutter, sewing machines and a VR console. People can digitize their old VHS tapes,” says Kenny Gabe, a technology specialist with the San Mateo County Libraries-Millbrae Branch.

1970s Millbrae neighborhood with rising property values
Single-family homes make up most of the neighborhood’s housing, with some townhouses and condos mixed in. However, condos and townhomes come up for sale so rarely that there is no recent pricing information for either. In fact, only 19 properties were sold in Green Hills in 2024, showing the community’s reputation for long-term residents is well-deserved. The original housing development was laid out in the 1970s, although homes from the 1940s and ‘50s are represented, too. Split-level homes and bungalows with Craftsman-like details are common, with many having three bedrooms and over 2,000 square feet of interior space. These high-value properties sell for a median price of $1.8 million after around two weeks, a 4% rise in pricing from 2023 to 2024. Split-level homes range from $1.4 million to $2 million, while bungalows range from $1.6 million to $2.4 million. Homes in the foothills can sell for more, thanks to bay or city views.

A-rated Millbrae schools and pathways to careers and college
Students can attend the neighborhood’s own Green Hills Elementary School and nearby Taylor Middle School, both of which earned A-minus ratings from Niche. A-plus-rated Mills High School offers diverse programs to prepare students for their futures. Those interested in attending college can earn credits through concurrent enrollment classes taught by San Mateo County Community College District professors. The career and technical program has 14 pathways to employment in fields like culinary arts, biotechnology and architectural design. Students wanting to pursue journalism or mass media jobs can join the school’s paper, The Thunderbolt, or its news program, KVIK.

Flat land, train stations and El Camino Real
Sidewalks and flat land make most of Green Hills easily traversable. El Camino Real has bus routes running along it, and the Millbrae Intermodal Center is just southeast. The station connects people to the Caltrain, BART and SamTrans rail systems. The 280 and the 101 Freeways are nearby and lead 16 miles north to San Francisco or 37 miles south to Silicon Valley. For healthcare needs, the Mills-Peninsula Medical Center is 2 miles southeast. San Francisco International Airport is directly across El Camino Real from Green Hills. Heavy traffic and being on the flight path can make the area noisy.
Varying air quality and the San Andreas Fault
Millbrae experiences around 11 days of air pollution levels severe enough to cause breathing problems for everyone. People are advised to wear masks outdoors and use air purifiers indoors during these times. The neighborhood is near the San Andreas Fault, which frequently produces tremors of varying strengths.
