This North Side neighborhood is a collection of over 1,200 homes packed between several major Milwaukee roadways. When folks decide to buy a house in Arlington Heights, they are usually attracted to the area's affordability. The median single-family home price in Arlington Heights is almost a third of Milwaukee's overall median single-family home price. The neighborhood also offers walkable access to two public greenspaces, multiple local restaurants and multiple public schools. The 20th-century single and multi-family houses provide enough yard space for residents to entertain guests or get some fresh air. "Arlington Heights is an inner-city neighborhood," says Realtor Amarei Bostick, who sells houses in the neighborhood with Coldwell Banker Realty. "This neighborhood is a nine-minute commute from the thriving downtown Milwaukee area." Arlington Heights' spirit is kept strong by its wide selection of churches, which loom both large and small along its sidewalk-lined streets.
A wide selection of small businesses
West Atkinson Avenue cuts diagonally through the northwest and southeast corners of the neighborhood. There are several restaurants and grocery stores along that road. From the outside, Stewart's Rest Stop has the look of a Spanish mission from an old Western film. A classic Pabst Blue Ribbon sign invites locals into this dimly lit watering hole where pool balls crack and cold drinks flow. About a block down the street, Navy's Café has a board on the wall with its menu items, including options like gyro sandwiches, plates of fish, burgers and milkshakes. Patrons chow down on this comfort cuisine at its umbrella-shaded patio seating. People pick up convenience items at Stark Foods. Atkinson Food Market is a 1920s-built gambrel-roofed structure with hand-painted signs advertising fresh produce and dairy products, as well as cold beer and soda. North Teutonia Avenue runs through the southwest corner of town. It's home to more watering holes, like Young's Bar and Catfish Lounge. Also on North Teutonia Avenue, Chuck's Barber Shop's eponymous barber is depicted on the side of the building in a large mural alongside the words, "family, hope, unity, friendship, love and fatherhood." These themes bind many of the small businesses in Arlington Heights. Folks walk in not only to get their hair shaped up but also to catch up with neighbors and pass the time. There are big-box retailers like Aldi and Walmart, which are a mile east of the neighborhood via Interstate 43.
Single and multi-family houses from the early 20th century
Arlington Heights' gridded blocks mainly feature closely huddled bungalows and Tudors from the early 20th century, plus a few wood-framed houses from the late 19th century. Classic Milwaukee duplexes are common, too, most with two single-level units stacked one atop the other. Craftsman-style single-family dwellings in need of some renovation sell for as low as $50,000, and multi-family Craftsman-style houses from the same era sell for as high as $120,000. Tudor Revival-style houses from the 1930s sell for as low as $90,000, and multi-family four squares sell for as high as $130,000. "Most of the houses that are for sale are in pretty good shape," says Realtor Sandy Ertel, who sells homes in the neighborhood with RE/MAX Lakeside. "The prices are lower here than in most neighborhoods to the north." The majority of properties are rented, but about 42% are owned. Many of the houses have backyards that are large enough for people to relax on patios and set up barbecues. Since has been around for over a century, most of its residential streets are lined with old-growth trees that shade the front lawns.
A highly rated magnet high school
Milwaukee has a school choice system, so parents choose where to send their kids. The schools within the neighborhood and along its borders are popular options. Many children can walk to Keefe Avenue Elementary School on the neighborhood's southwest corner. Andrew S. Douglas Middle School is just north of the elementary school and borders Lucille Berrien Park. The school engages sixth through eighth graders with its extracurricular organizations like its Chefs Club, to encourage interest in the culinary arts; its E-Sports Lab, to provide a space for students to game together; and the student council. Both schools have D-plus Niche ratings. And just a block north of the neighborhood is Rufus King International High School, which Niche calls Wisconsin's fourth-best magnet high school. Its International Baccalaureate (IB) program attracts hundreds of new students each year, training them for long-term professional and personal success. The high school has an A Niche rating.
Parks within walking distance
Middle and elementary school students can walk to Lucille Berrien Park after school. The park offers an open grassy space and a playset where young children laugh and play freely. In the fall, the large trees drop leaves that children form into piles and jump into. On the east side of the neighborhood, Atkinson Triangle has two playsets, two full-length basketball courts and an open greenspace where families have picnics.
Getting around Milwaukee
The neighborhood benefits from public transportation and major thoroughfare access. Capitol Drive and Interstate 43 adjoin the neighborhood to the north and east, respectively. There are bus stops throughout the neighborhood, including on West Atkinson Avenue, North Teutonia Avenue and West Capitol Drive (along the northern border). Milwaukee's downtown is 5 miles south via Interstate 43, and Milwaukee Mitchell International Airport is 13 miles south via Interstate 43.
Things to do within and outside of Arlington Heights
Residents can participate in activities ranging from library hangouts to spectating at professional sporting events. On the neighborhood's north end, along West Atkinson Avenue, the Milwaukee Public Library has a branch that offers laptop and desktop use, family story times and book clubs. MLB's Milwaukee Brewers play at American Family Field, about 7 miles southwest of the neighborhood, and the NBA's Milwaukee Bucks play at the Fiserv Forum, about 4 miles south of the neighborhood.
Crime (and efforts to curb it)
The neighborhood's CAP Index crime score is 6/10, compared to the national average of 4/10. The CAP Index homicide score is 10/10. The neighborhood's churches, including Rock of Faith Baptist Church and the Church of the Living God, are a fundamental backbone of the community. These churches hold regular outreach efforts to clothe and feed the needy. Children can take the bus 3-½ miles south to reach the Boys & Girls Club of Greater Milwaukee, which prioritizes giving children a safe and friendly environment to hang out with positive role models.
