Suburban life on Milwaukee's southern edge

Eleven miles south of downtown Milwaukee and bordering the city of Oak Creek, College Heights is an urban residential area made up of 1960s ranch-style and '70s condos with more than enough yard space for backyard cookouts and games of cornhole. There are also condos, which help first-time buyers get into the community. Homebuyers move into the neighborhood for stability and access to urban amenities like shopping, entertainment and dining. Families appreciate the highly rated schools. Nearly a quarter of the residents are over 65, while almost 23% are under 18. College Heights also invites leisure, whether it's a stroll down the neighborhood's sidewalks to a nearby greenspace or a quick drive into the city for an afternoon at the ballpark. Interstate 41 splits College Heights into two distinct sections: one residential and the other commercial. The commercial side is mainly made up of hotels. About half the neighborhood's properties are for hospitality, 14% are retail, 11% are industrial, 8% are homes and 3% are condos.

A-rated public schools

Driving north on South 20th Street, folks will reach two acclaimed Milwaukee Public Schools within minutes. Kindergarten through eighth-grade students can attend Victory K-8 and Milwaukee Italian Immersion School, less than a 2-½ mile drive for most residents. Students can enroll in either an English-only or an Italian immersion curriculum, with the latter starting at age four. It has a C-minus Niche rating. About 2 miles further north, Ronald Wilson Reagan College Preparatory High School is home to 1,300-plus ninth through 12th graders, many drawn to its four-year International Baccalaureate (IB) program. Victory K-8 and Reagan High have distinguished four-star ratings from Wisconsin's education department. Reagan High has an A-plus rating. The A-minus-rated Cedar Hills Elementary School, part of the Oak Creek-Franklin Joint School District, welcomes kindergarten through fifth-grade students. However, Milwaukee residents must apply for open enrollment. It is within walking distance of the neighborhood.

Diverse cuisine and retail shopping

The business-packed South 27th Street runs a few blocks west of the neighborhood, offering access to big-name retailers like Walmart Supercenter, Pick 'n Save and The Home Depot. There are eateries like Sweet Basil, a family-operated Asian fusion joint where the matriarch and patriarch are also the head chefs. Visitors can relax in an interior any plant lover would appreciate while enjoying classic dishes like pad Thai and mango sticky rice. Across from College Heights Condominiums, Al-Yousef Supermarket & Restaurant serves shawarma, falafel and other Middle Eastern eats. Oak Creek Diner has served homestyle breakfasts and lunches at the corner of the neighborhood's commercial section for over half a century. Oak Creek's Drexel Town Square is about 2-½ miles to the neighborhood's southeast. "Drexel Town Square is Oak Creek's downtown and the heart of our city," says Oak Creek Communications Coordinator Leslie Flynn. "The area features many shops and restaurants, a splash pad and a public square where the city hosts events all year."

Ranch styles from the 1960s and condos from the 70s

Just under 800 people live in the western half of the neighborhood. The neighborhood is almost entirely composed of ranch-style houses from the 1960s that sell for between $250,000 and $300,000. Virtually all of these have private driveways and detached garages. Meanwhile, attached garages are available to residents of College Heights Condominiums, comprising several buildings at the neighborhood's north end. These 1970s-built homes offer two-and three-bedroom floor plans. "The condos tend to attract both younger couples and retirees, but they are good for anybody," says Realtor Ginger Gill, who sells houses in the neighborhood with RE/MAX Market Place. "Most of the condos don't have garages." Smaller College Heights condos start in the low to mid-$100,000s. The overall quality of the homes is a draw. "The house I sold there was in mint condition. They have basements, and the bones are solid," says Realtor Emmad Jamaleddin, who sells homes in the area with Dream House Realty. Homeowners are exposed to high noise levels from Interstate 41. The average single-family home size in College Heights is 993 square feet, compared to the U.S. average of 1,935 square feet. Homes in College Heights sell nearly five times faster than the national average.

Parks and recreation within walking distance

College Heights' single-family homes center around Jewell Playfield. Residents need only cross the street or stroll a block or two to enjoy the playground or play pickup softball or tennis at this 6-acre green space. There are also two more baseball diamonds, a sand volleyball pit and a nature study area behind Cedar Hills Elementary at Johnstone Park, which covers nearly 13 acres. For those who would rather immerse themselves in the dense cover of rare, mature trees, the 223-acre Falk Park is just south of Rawson Avenue.

Professional sports and concerts in downtown Milwaukee

Drexel Town Center makes sure to cater to canines and their owners. "Our most popular summer event is Dog Days at Drexel, where we turn the square over to the dogs. This event features a dog dock diving competition, pet-related vendors and activities, and is fun for families and their pups alike," Flynn says. Marcus South Shore Cinema is about 1-½ miles south via Interstate 41. On gamedays, baseball fans travel 13 miles northwest to Brewers Stadium and basketball fans travel 11-½ miles north to watch the Bucks at Fiserv Forum. Milwaukee hosts its Summerfest concert series throughout June and July. The summer of 2024's list of 140 festival headliners includes acts like Tyler Childers, SZA and The Wallflowers. "Summerfest is a big tourist draw. It's our biggest music festival of the year," Gill says.

A major highway and a nearby airport

The neighborhood offers immediate Interstate 41 access. Downtown Milwaukee is less than 11 miles north. Residents can catch the bus along South 20th Street on the neighborhood's western edge. The Southwest College Avenue Park & Ride is at the northern edge of College Heights Virtually all residences enjoy sidewalk access. Milwaukee Mitchell International Airport is 4 miles northeast. Interstate 94 takes residents 83 miles south to Downtown Chicago.
