What you can expect living in Northpoint

In many ways, Northpoint is much like other neighborhoods on Milwaukee's East Side. Filled with historic homes and modern amenities, the community reflects the city's blend of old and modern living. It's close to restaurants, downtown businesses and the University of Wisconsin-Madison. Still, Northpoint stands out from the bunch with its lake views, multimillion-dollar mansions and established, long-term residents who live overlooking Lake Michigan.

What home styles are in the neighborhood and what they cost

Quieter and more scenic than neighborhoods inland, Northpoint has an air of exclusivity, with some of the city's most expensive homes. "This neighborhood is prime, prime real estate… and was developed as such back in the day," says William Lauer, a Realtor with Keller Williams MKE. "Because it has some extravagant, architecturally significant homes, it demands those very high prices." Late-1800s and early-1900s mansions with Tudor, Georgian, Italianate and Mediterranean designs are what the area is most known for. Recently, they've sold between the mid-$800,000s and $1.6 million. Still, the area's most grand estates rarely go on the market.

You don't have to live in a mansion to live in Northpoint. Victorian Queen Annes, American Foursquares and Colonial Revivals in the neighborhood sell from the low $300,000s to the high $700,000s. Many are owner-occupied, although some have been converted into multifamily properties, rented by university students. Condos are more affordable, ranging between the mid-$100,000s and the high $500,000s.

Northpoint is rich in history and preservation

Walking through the area, you'll pass homes designed by famous architects, including Frank Lloyd Wright and Hans Liebert. Much of the area is part of the North Point South Historic District, so exterior changes must be approved by Milwaukee's Historic Preservation Commission. "People often think of which architects built them, but a lot of times the infamy of a mansion is more about who the original owner was," Lauer says. "The location is premier, and that's why the wealthiest of people who developed Milwaukee built and lived in that neighborhood." Prominent early residents include:

  • The Pabst and Blatz brewing families, who started major brewery giants in the mid-1800s
  • The Cudahy family of Cudahy Packing Company, one of America's earliest meat packing giants
  • Lloyd R. Smith, a former president of A. O. Smith Corporation
Smith built Villa Terrace in the 1920s as his family home. You can visit the sprawling Mediterranean estate, now an art museum and garden overlooking Lake Michigan.

What it’s like living so close to Lake Michigan

Living so close to the water, you can expect cool breezes in the summer that keep the high temperatures at bay. "It's probably six to eight degrees cooler than it is inland," Lauer says. "Surprisingly, central air is not as necessary in this area and other areas like it." He also says that Northpoint will typically get an inch or two of extra snow during storms, and that streets can be filled with parked cars for public events by the water, like the Milwaukee Air & Water Show and McKinley Park's annual Brewfest.

Living within walking and biking distance of East Side locations

One of the biggest perks of living in Northpoint is your close access to restaurants, employers and everyday amenities. Downer Avenue has cafes, bars, a pharmacy and a bookstore. Many more restaurants, and the local Whole Foods Market, are in Murray Hill and the Lower East Side, just west of Ascension Columbia St. Mary's Hospital. Most people in the area own cars, but getting around by bike or foot is totally possible with sidewalks along every street and access to the Oak Leaf Trail, a paved walking and biking trail that connects Northpoint to downtown.

How Northpoint compares to other East Side neighborhoods

Like in the nearby communities, Northpoint has many young renters, though most live in the area's apartments, condos or converted homes. Most of the mansions, however, are owner-occupied and home to established professionals who work in East Town or at the nearby hospital. "Some lawyers, psychiatrists or different professionals even practice from their homes," Lauer says. The area has a very high percentage of college graduates and advanced degree holders, and more residents over 65 than in any nearby neighborhood.

Overnight parking and bus routes in the community

Residents can park off-street in most cases, in private driveways or detached garages. However, overnight parking is allowed on most streets with a parking permit or temporary parking pass, and additional restrictions apply from December through March and during inclement weather. Milwaukee County Transit System buses stop along the neighborhood's western edge and North Lake Drive.

Lake Park has recreation, activities and historic sites

The Northpoint neighborhood is up against Milwaukee's lakefront, which is very special because it's undeveloped," Lauer says. "It's parks, beaches, recreation and open green space, and Northpoint borders all of that." Lake Park was designed by Frederick Law Olmsted, the architect who designed Manhattan's Central Park. It has a golf course, sports fields, scenic lookout points, and historical sites, such as the North Point Lighthouse. Throughout the year, you can check out the park's summer concerts, yoga classes and winter ice skating.
