Mostly renters, but welcoming to homeowners, too
Many landlords are attracted to the homes in Riverside Park for their good condition and rentability due to university and hospital proximity. Though high in renters, homeowners also find the neighborhood a great spot to set down roots in a historic house close to some of East Side Milwaukee's coolest destinations. "It's the kind of neighborhood that has everything a neighborhood should have," says Ibree Stewart, Realtor with Berkshire Hathaway Metro Realty and Milwaukee native. Students and young professionals can walk and bike to class or work, and all residents can enjoy the beautiful homes, nearby restaurants and standout parks. The University of Wisconsin-Milwaukee contributes to the area’s high number of college graduates – twice the amount as the national average. The neighborhood is also young, with significantly fewer residents over 65 than average.

Employers and a university within walking distance
Riverside Park is a mile from Ascension Columbia St. Mary's Hospital – Milwaukee Campus and The University of Wisconsin-Milwaukee. The two campuses are major hubs for students and professionals, and Riverside Park's proximity is attractive to commuters who prefer alternatives to cars. The Oak Leaf Trail is a 135-mile paved multi-use trail that passes through the neighborhood and connects to downtown Milwaukee. The trail goes under city streets, so while traveling on the trail, bike commuters need not stop for crossing traffic. Bublr Bikes, Milwaukee’s bike sharing network, has two locations in the neighborhood. Bike lanes are along North Oakland Avenue, North Avenue and East Kentwood Boulevard, the main roads residents use when commuting to the hospital or university. Buses are along every bordering street of the neighborhood, heading to the hospital, university and downtown area of Milwaukee. Milwaukee Fire Station 27 is in the center of the neighborhood, and the noise of emergency sirens is standard.

Wedged between the Milwaukee River and Lake Michigan
The neighborhood's namesake park, Riverside Park, has spaces for softball, football, soccer and track and field events. A large playground, swing set and tennis courts are in the maintained part of the green space, but the natural area of Riverside Park is its main attraction. Right along the Milwaukee River, the heavily wooded part of the park has a mix of paved and natural walking trails, stairs and bridges. Visitors can launch kayaks or canoes into the river and paddle beyond where manmade structures are visible. Milwaukee Rotary Centennial Arboretum is an extension of Riverside Park and is in the neighborhood behind a few industrial manufacturing buildings. Tall grass and wildflowers surround many protected species of trees in the hilly addition.
The Rotary Centennial Arboretum Arch is quite a sight to see.

Well-maintained, century-old homes
Except for some modern duplexes built in the space left behind by teardowns, the neighborhood's homes date back to 1890s to 1920s. Workers' cottages and simple Victorian homes with tall, A-frame roofs perch on short, steep hills. "The houses may not look modern, but they're very well-maintained," Stewart says. "You can tell the people there care about their properties." Cement steps connect homes to sidewalks shaded by trees as old as the buildings. Most houses in the neighborhood are duplexes, ranging between $240,000 and $470,000. Though less common, a few single-family homes sell between $200,000 and $350,000. Lots are narrow and cramped with off-street parking, consisting of detached garages or gravel patches accessible by alleyways or skinny driveways with small yards with seating areas when space allows.

High school students can walk to class at Riverside High
Students in Milwaukee can attend any school in the district, and a few options are nearby. Hartford Avenue University School is on the University of Wisconsin – Milwaukee's campus and teaches prekindergarten through eighth grade. Frederick J. Gaenslen School is on the other side of the Milwaukee River, in the Riverwest neighborhood, teaching the same levels. Both schools are rated a C-minus by Niche. Riverside High School is at the northern border of Riverside and within a mile walk for every resident. "I only went to Riverside High School for a short time, but Riverside Park is one of my favorite areas because of it," Stewart says. "I didn't live in the neighborhood, so I had to take the bus, and I remember being jealous of the kids who lived nearby and could walk to school." The school is rated a C, offers bilingual classes and focuses its students on college preparation.

A small neighborhood near a range of cuisines
Riverside Park has a few watering holes between the area's duplexes despite its small size. Tess and The Original are restaurants converted from some of the neighborhood's oldest homes. The Original serves upscale American cuisine in an old Victorian duplex with bay windows and a witch's hat turret. Mussels, scallops, and other seafood dishes are popular choices to enjoy in a booth or at a bar with a leather-bound top. A diverse selection of cuisines is at the northeast corner of the neighborhood. Residents can walk to the area for Greek, Thai and East African takeout. A Pick 'n Save is just across the Milwaukee River, and Whole Foods Market is east, by the hospital. River West Plaza and other shopping centers with national chain restaurants, department stores and grocery stores like Walmart and Aldi are along Capitol Drive, less than 3 miles northwest.
