What people often pay for single-family houses and duplexes

The neighborhood’s early-1900s Craftsman-style homes and traditional cottages can range from the lower $200,000s to the lower $600,000s. Some of these homes were converted into duplexes and triplexes, which often run from the mid-$300,000s to the upper $500,000s. Buyers can treat these as single-family homes or rent out any unused space. Around 65% of residents here are renters, who also live in apartments and townhomes in the neighborhood. Most homes in the area are not part of an HOA.

Life is peaceful, and residents like to walk through the neighborhood

Of the neighborhoods in the Northeast Minneapolis Arts District, Bottineau is the most residential. There are still studios and restaurants around the area, but many streets are quiet. Cars are often parked along curbs, and people usually walk to get where they need to go. Biking is also popular, and 22nd Avenue Northeast is a bike boulevard that runs the length of the neighborhood. Michael Gacek, a Realtor with Edina Realty who lives in nearby Sheridan, says residents will often make the half-mile trip there for its restaurants, breweries and studios. Sheridan residents will do the same in Bottineau. “We share a lot of the same stuff,” Gacek says. Industrial railroad tracks run through the area next to Bottineau Field Park, but any noise caused by them is minimal.

Simple commutes to downtown by car and by bus

Bottineau is roughly 3 miles from North Loop ’s restaurant district and Downtown West's business hub, which includes the headquarters for Target, Sleep Number and U.S. Bank. Commuting often takes between 10 and 20 minutes during rush hour. People can also hop on Metro Transit buses, which get downtown in about 25 minutes. There are bus stops along Marshall Street Northeast and Northeast 2nd Street.

People can get to well-liked restaurants

There aren’t as many restaurants and bars in Bottineau as in other parts of the Arts District, but the ones that are here tend to be popular, and several other renowned spots are within walking distance. Hot spots include:

  • The Sample Room, where you can sip cocktails and enjoy an elevated menu
  • Jax Cafe, which opened in 1933 and serves steak and seafood
  • Carbon Kitchen + Market, known for its charcoal-grilled pit beef
  • Hai Hai, a Southeast Asian street food-style restaurant
  • Broken Clock Brewing Cooperative, a taproom with pinball machines and pool tables

Art-A-Whirl brings the district together

The neighborhood was once industrial, and some of its warehouses and factories were converted into art studios, including the California Building. These studios host tours year-round, along with pop-up galleries. Residents participate in Art-A-Whirl, the Arts District’s largest event, when more than 1,600 artists and organizations celebrate and showcase their work. The three-day affair brings family activities, live music and lots of food and drink specials each May. “It’s like living in a state fair for a Friday, Saturday and Sunday,” Gacek says. The Bottineau Neighborhood Association plans smaller get-togethers like potluck dinners and gingerbread house-decorating parties.

There are green spaces along the Mississippi River

Gacek says residents often spend time by the water. Edgewater Park’s walking paths are shaped like the Mississippi and Minnesota rivers, and Gluek Park has a picnic area and hosts special events like weddings. Bottineau Field Park is the heart of the area and provides the community with sports fields, a recreation center, a skate park and a playground.

Students are zoned for the highly rated Minneapolis Public School District, but the state’s open enrollment policy lets students attend any school outside of their district if there is a spot available. The city's magnet schools, like Marcy Arts Elementary School in Marcy-Holmes, use enrollment lotteries. Saint John Paul II Catholic School, for kindergarten through eighth grade, is a nearby private option.
