The Wedge of southwest Minneapolis
Known locally as The Wedge because of its triangular shape boundaries, Lowry Hill East offers a tasteful slice of southwest Minneapolis with a lively nightlife scene and a quick 3-mile commute into the Twin Cities. Historically named after mass-transit leader Thomas Lowry, the community developed on the heels of railroad expansion and horse-drawn street cars from the early 1880s. Situated between the commercial districts of Hennepin and Lyndale Avenues, neighbors capitalize on immediate access to local eateries, boutique shops and the outdoor recreation offered by the Chain of Lakes nearby. “The density is a positive thing because it means places are all walkable and easily available,” says Jordan Peacock, president of the Lowry Hill East Neighborhood Association. Lowry Hill East earns a CAP Crime Score of 8 out of 10, compared to the national average of 4, with increased rates of theft-related crimes. In Lowry Hill East, a trifecta of amenities is expected: urban convenience, walkability and entry-level pricing, highlighting three major Minneapolis points to consider.

Prairie styles and multi-family condominiums
Lowry Hill East is dominated by a population of renters, making up around 80% of the properties within the community. Outside of the growing rental developments, the majority of the permanent residences are condos and multi-family properties, leaving a quarter of the inventory as single family options. “It’s one of the few neighborhoods outside of downtown Minneapolis that is made up of primarily condominiums — It’s a great area for people who enjoy condo living, but want more green space than what you’ll find in downtown Minneapolis or St. Paul,” says long-time local Joe Carmack, Realtor with Carmack Real Estate Group and Creator of Living in Minnesota on YouTube. Lowry Hill East features a limited inventory of around 700 permanent residences with an average date of construction of around 1900, with a wide variety of classic architectural designs and wrap-around porches represented. Housing styles range from Prairie styles to multi-family condos and duplexes. With a median sales price of $305,000, homes in Lowry Hill East are often more affordable than similar properties within the Greater Metro Minneapolis Area. Single family homes range from the high $200,000s for a three-bedroom fixer-upper to upwards of $700,000 for a 6-bedroom gabled roof Prairie style. While multi-family residences range from the low $100,000s for a one-bedroom condo to upwards of $1 Million for a privately owned multi-dwelling property.

Local boutiques and The Wedge Community Co-Op
The Wedge is bordered on either side by Hennepin and Lyndale avenues; both are major business thoroughfares lined with a variety of everyday essentials and local businesses. Residents can visit grocers like Kowalski's Market and the Wedge Community Co-Op, while boutique mainstays like Nat’s Uptown Books, Once Upon A Crime and Final Stop Vintage are all located nearby. “I live here with my wife and our kids and we just love the access to so many things,” says Peacock. “The two older kids can walk down to the grocery store, whether it’s the Wedge Community Co-Op or Kowalksi’s, it’s a five-minute walk from our place.” When dining in the area, locals can start their day with a coffee from the locally-owned Lake and Bryant Cafe, known for its unique latte iterations and menu curated by “Chefrista” Sanjeev Azad with over 17 years of coffee-related culinary experience from around the world. For bar bites, check out Up-Down, which is known for its wide variety of arcade games and rooftop seating area. Or head to the family-owned World Street Kitchen (WSK) for a globally-inspired menu offering a wide range of cuisine from Asia to the Caribbean to the Mediterranean. WSK initially began as a food truck and has been servicing the Metro Minneapolis Area since 2012.

Bike along the Midtown Greenway at Lake of the Isles Park
Like many Minneapolis communities, Lowry Hill East offers a variety of outdoor amenities within reach. Some residents are within walking distance of the basketball courts and sand-based jungle-gym at Mueller Park. And visitors can enjoy an on-the-go lunch at the picnic tables or cool off in the wading pool during the summer months. Lakeside recreation is blocks away, with the notable Chain of Lakes within a mile of the community. “We’re at the edge of it being a comfortable walk to Lake of the Isles,” Peacock says. “We rent kayaks as a family, which is a fun summer event because you can connect to the other lakes.” People come from all over to visit Lake of the Isles Park, which attracts 5.5 million visitors each year, offering year-round activities from extensive biking and walking paths to a soccer field and fishing pier in the summer and a hockey and ice-skating rink to enjoy in the winter. Cyclists can hop onto the Midtown Greenway here, a 5.7 mile paved path connecting the western Minneapolis neighborhoods to downtown. “The Greenway is a hidden gem of the community, giving bikers and walkers the ability to move around the area traffic-free all the way to the Mississippi River,” says Carmack, who has been selling in Minneapolis for 8 years. Movie buffs can catch a screening of new releases at the Landmark's Lagoon Cinema, which has been serving the community since 1974.
The Grand Rounds Scenic Byway and Midtown Greenway offer miles of trails through Minneapolis.

The annual National Night Out at Mueller Park
Every August, the Lowry Hill East Neighborhood Association hosts the National Night Out (NNO) block party at Mueller Park. Residents can expect a potluck social, live music and community information tables to encourage neighbors to get to know each other and facilitate a connected and safer community. The NNO tradition has been celebrated across North America on the first Tuesday of August since 1983.
