Phillips West is an active urban neighborhood

Phillips West is a busy urban neighborhood a few miles south of downtown Minneapolis. The area has older homes and duplexes within walking and biking distance of international restaurants and cultural centers. Families in the community have access to a highly rated public school district and nearby private and magnet schools.

What homeowners often pay for condos, duplexes and single-family homes

Around 85% of residents here are renters who tend to live in apartments and townhouses. The rest of the area’s housing varies greatly. Condos and townhouses can range from about $60,000 to the lower $200,000s, while duplexes and triplexes generally run from the upper $200,000s to the mid-$800,000s. Elizabeth Sibet, a Realtor with EXP Realty who often sells in the neighborhood, said many of the area’s multifamily homes were converted from large single-family homes, allowing owners to live in one unit and rent out the rest. Single-family homes don’t often hit the market, but offer a wide variety of designs, including Craftsman-style houses and American Foursquares. “There’s a lot of turn-of-the-century homes,” Sibet says. When they do sell, they usually go between the mid-$100,000s and the mid-$200,000s. The neighborhood is typically less expensive than surrounding communities like Phillips, Central and Whittier.

The community is easy to get around and has a creative culture

Phillips West appeals to people who want access to much of what Minneapolis has to offer. It’s easy to walk along the gridded community’s sidewalks to get to a park or a restaurant, and cyclists can ride for more than 5 miles across southern Minneapolis on the Midtown Greenway, which runs east to the Mississippi River and west to the city’s Chain of Lakes. The area also tends to have a creative bent. “I’ve helped a lot of people in the artist community buy a place,” Sibet says. American Swedish Institute hosts concerts and Nordic arts and crafts classes. Just across the neighborhood’s East 24th Street border, Open Eye Theatre puts on adventurous live productions in an intimate space.

It's a short commute to downtown

The neighborhood is around 2 miles from downtown Minneapolis, where companies like U.S. Bank have their headquarters. It’s also where people can watch shows at the Orpheum Theatre or catch Minnesota Timberwolves and Lynx basketball games at the Target Center. By car, the commute is less than 10 minutes, but people can also ride Metro Transit buses there in 20-25 minutes. Biking and walking are other options. The community is next to Abbott Northwestern Hospital and Children’s Minnesota - Minneapolis Hospital.

There's dining and shopping along East Lake Street

There are a handful of restaurants in the area, and there are several more along East Lake Street in nearby Phillips. You can try:

Students are zoned for a highly rated district

Students are served by the highly rated Minneapolis Public School District, but the state’s open-enrollment policy allows them to attend any school outside of the district that has room. Citywide magnet schools like Marcy Arts Elementary School use a lottery system for enrollment. Private schools like the neighborhood’s highly rated Cristo Rey Jesuit High School are another alternative.
