Gently rolling hills, trees and lakes give Sparrow a rustic atmosphere
Tucked between State Highway 101 and the greenery of southern Deephaven, Sparrow is a quiet, woodsy community on the western boundary of Minnetonka. Large homes, natural beauty, highly-ranked public schools and convenient shopping make this a prized Minnetonka neighborhood. "It's delightful out there—there are a lot of older, pretty houses," says Cassie Frick, a Realtor with Edina Realty. "The homes are on really beautiful, deeply wooded lots." A handful of small lakes and ponds complete the rustic atmosphere.
A wide range of homes from midcentury to 21st century neo-traditional
Roads wind lazily through gentle hills covered in mature oaks and tufts of foliage. Dense clusters of trees often surround houses on three sides, giving them a cabin-like quality. The average number of lots is around half an acre, offering privacy and large backyards. The average square footage of homes is over 2,300, hundreds higher than the national average. The median home price is in the high $700,000s, roughly double the national median price. Townhouses are popular, with their median price generally landing in the mid-$400,000s. Midcentury ranch and split-level homes fall between the low $400,000s and mid-$600,000s, depending on size and location. Late 20th-century modern homes frequently have lakeside or hilltop views and are priced between the low $700,000s and the low $900,000s. The newest homes in the area often follow neo-traditional designs and range between $1 million and $2 million.

Convenient shopping, restaurants and services within the neighborhood
A series of extensive shopping centers fill Sparrow's southeastern corner, including strip malls, big-box stores and franchise restaurants. Cub and Target are convenient for groceries, while services like Planet Fitness and South Lake Pediatrics are also available. Ike's offers fine dining in a casual atmosphere, serving everything from crab cakes to gourmet burgers. Viet Hoa combines laid-back Chinese and Vietnamese favorites for dine-in, takeout and catering.
Hockey games and ice skating at Covington Park
Located on a foot trail in the neighborhood's center, Reich Park features playground equipment, a tennis court and a wide, grassy field for tag or soccer games. Further south, Covington Park has skating and hockey rinks with a warming house for comfortable breaks between matches. Covington also features a basketball court, a hard court for tennis and a picnic area. A five-minute drive northeast, Lake Minnetonka is one of the most popular spots in the Twin Cities for boating, fishing and holding celebrations.
Live music, carnival and dachshund racing at James J. Hill Days
