Seclusion and recreation in east Missoula
Marshall Canyon is a scenic peninsula on the east side of Missoula, with Interstate 90 on the south and the Clark Fork River surrounding the neighborhood on three sides. Home to the Canyon River Golf Course and subdivision, this neighborhood offers a secluded lifestyle with easy access to outdoor recreation. "There are people that flock to that area because the homes are on the river and it has great views. It's serene and pretty," says Brittni Hertz, a sales associate with the Hertz Team at ERA Lambros who has sold homes in the area. "There's tons of wildlife, and it has easy access to the river if you want to go rafting, fishing or floating." While outdoor fun is the main draw to the community, the location along Interstate 90 means that the city excitement of Missoula is just a short drive away.
Teeing off and casting a line
Canyon River Golf Club is the main attraction in the neighborhood. This par-72 course has a mix of sand traps and water hazards throughout the 18 holes and offers views of the Clark Fork River, Rattlesnake Mountains and Sapphire Mountains. The club is public, but homeowners in the Canyon River subdivision can reserve a tee time seven days in advance, while other players can reserve their times three days in advance. The Kim Williams Trail is a nature trail that runs east-to-west along the river from Marshall Canyon to Missoula. The trail connects to another walking trail in the neighborhood that winds around the riverbank, allowing residents to take an extended walk through the community's natural areas. Milltown State Park is a natural area along the banks of the Clark Fork River with hiking trails and scenic overlooks. The Sha-Ron Fishing Access Site is a spot just across the river on Speedway Avenue where residents can cast a line or put a boat in for a day of paddling on the water.

Modern homes with rustic flair
Marshall Canyon is full of well-maintained new traditional and contemporary Craftsman homes. "The homes are all very executive and well-kept. The HOA is pretty strict about what colors you use, the architecture, and all the aesthetics revolving around the home," says Hertz. Most houses have shades of brown, green and gray that reflect the mountain landscapes of the surrounding area. The subdivision features tight lots with properties close together on streets lined with sidewalks and young trees. While the yards aren't very large, nearly every home backs up to the golf course, offering sweeping views of the fairways from the back door. Spacious built-in garages protrude from the front of the buildings. Houses in the area typically cost between $900,000 and $1.25 million. HOA fees in the neighborhood can range from $250 to $300 per month and include lawn care and snow removal. Buyers should be aware of the increased risk of wildfires in the neighborhood due to the location in between the mountain ranges. There is also a flooding risk in some parts of the community closest to the river.

Downtown Missoula's dining scene just minutes away
The Foxden is a snack bar-style restaurant on the grounds of the golf course serving sandwiches, burgers and drinks. For other dining options, downtown Missoula is just 6 miles west along I-90. A straight shot west to Missoula
Nearby Montana Highway 200 and I-90 make it easy to drive west to Missoula. Deer Creek Road is the main route on and off the peninsula and is the only road that crosses the Clark Fork River in the neighborhood, connecting residents to MT 200. Missoula Montana Airport is about 11 miles away. Providence St. Patrick Hospital is the closest hospital, about 6 miles from the neighborhood. There are no public transit options in the community, but there are a few Mountain Line bus stops on MT 200 just across the river, offering access to downtown Missoula.
