Centered around Southgate Mall and bisected by Brooks Street, Southgate Triangle is a mix of residential and commercial space in southern Missoula. "It's a convenient location. Everything is right here, from fast food to restaurants to the gas station and the post office. I live in this neighborhood, and I love that aspect of it," says Paula Crews, a broker with Keller Williams Western Montana. The neighborhood is an established community, with mid-20th-century homes dotting quiet residential streets. Brooks Street in the center of the neighborhood offers a straight shot into downtown, while the Bitterroot Trail on the neighborhood's northwest side is a 50-mile paved trail that residents can use to walk or bike through the city.

Local and chain businesses around Southgate Triangle

Southgate Mall is in the center of the neighborhood, offering a wide selection of chain retailers. The mall has anchor department stores like Dillard's and Scheels and is home to smaller shops like American Eagle, H&M and Journeys. There is also an AMC Dine-in theater on the mall's south end. Further south on Brooks Street, residents can shop at stores like Boot Barn, Cabela's and Kohl's. Crews recommends several local restaurants in the neighborhood, including Fiesta en Jalisco, a casual Mexican restaurant known for its nachos and fajitas. Bridge Pizza on Brooks Street is a local pizzeria that uses local ingredients in its specialty pies. Groceries are available at Yoke's Fresh Market on Reserve in the neighborhood's south end or Albertsons on Oxford Street.

Established homes with midcentury charm

Southgate Triangle is full of established homes from the mid and late 20th century. "The majority are single-family homes right here. They can cost anywhere from the low 500,000s to the mid-800,000s. There are a lot of nice starter homes, and some have been remodeled," Crews says. Ranch-style houses are the most common type buyers will find on the wide neighborhood streets. Some Craftsmans and cottages are available as well. There is often little room between homes, but most have spacious front and back yards, and several have swimming pools. Most roads in the neighborhood are walkable, with over 28 miles of existing sidewalk in the community. Well-maintained lawns and shady trees add natural beauty to the area.

Missoula parks offer outdoor recreation

Multiple local parks offer plenty of ways to enjoy the outdoors in Southgate Triangle. Boyd Park on Washburn Street is a popular spot for sports, with a baseball field, basketball court and open field that can be used for soccer. The park also has a playground and picnic areas. Montana Rail Link Park is just past the railroad tracks that make up the neighborhood's northwestern edge. This green space has a dog park, tennis courts and a playground. It also offers access to the Bitterroot Trail, a popular 50-mile paved trail that stretches from Missoula to Hamilton. Residents can use the trail for exercise or for commuting throughout the city.

Russell Elementary School and Meadow Hill Middle School each serve the neighborhood and receive B ratings from Niche. The schools are conveniently located nearby, with the elementary school just across Russell Road and the middle school just south of 39th Street. Biking, busing and driving through Missoula

Getting around Missoula is easy from Southgate Triangle, whether driving, biking or taking the bus. Multiple lines of the Mountain Line bus system serve the neighborhood, taking riders to downtown, Community Medical Center or the Walmart on Brooks Street. Southgate Mall is a central hub for public transit, with five bus lines making stops at the mall. Brooks Street gives drivers a straight shot for the 2.5-mile drive into downtown. Missoula Montana Airport is about 7.5 miles away using Reserve Street and Broadway Street. Bikers and walkers can take the Bitterroot Trail north through the city before connecting to several other trails to head downtown.
