Southgate Triangle is full of established homes from the mid and late 20th century. "The majority are single-family homes right here. They can cost anywhere from the low 500,000s to the mid-800,000s. There are a lot of nice starter homes, and some have been remodeled," Crews says. Ranch-style houses are the most common type buyers will find on the wide neighborhood streets. Some Craftsmans and cottages are available as well. There is often little room between homes, but most have spacious front and back yards, and several have swimming pools. Most roads in the neighborhood are walkable, with over 28 miles of existing sidewalk in the community. Well-maintained lawns and shady trees add natural beauty to the area.

Multiple local parks offer plenty of ways to enjoy the outdoors in Southgate Triangle. Boyd Park on Washburn Street is a popular spot for sports, with a baseball field, basketball court and open field that can be used for soccer. The park also has a playground and picnic areas. Montana Rail Link Park is just past the railroad tracks that make up the neighborhood's northwestern edge. This green space has a dog park, tennis courts and a playground. It also offers access to the Bitterroot Trail, a popular 50-mile paved trail that stretches from Missoula to Hamilton. Residents can use the trail for exercise or for commuting throughout the city.
