From wild beginnings of cruising collector cars and roller skating for transportation, Central Modesto has evolved into a quiet, wholesome neighborhood in a developing city. "Modesto has an incredible family-oriented community that has grown a lot over the years,” says Catrina Girard, a Real Estate Agent at the Girard Group with over 30 years of experience.

In a typical Central Modesto neighborhood, well-connected sidewalks, shaded by the hanging branches of eucalyptus trees and coast live oak trees, lead to community parks and local retail. Central Modesto encompasses a wide range of modern and historic architecture. Midcentury modern homes, remodeled since their construction in the 1950s, replace the modernist office buildings of downtown. Occasional eclectic and Victorian styles dot the streets in areas like Frances Avenue, where Tudor homes, Queen Annes and storybook cottages have stone walkways and elaborate gardens. Single-family home prices range from $350,000 to $950,000. A three-bedroom, single-story house can cost $350,000 to $650,000, while a four-bedroom home can be sold for between $400,000 and $950,000.

Endless shopping and dining on McHenry Avenue
McHenry Avenue, the city's commercial corridor, boasts entertainment, fine dining, designer boutiques and supermarkets on an essential route from downtown to the almond blossom orchards north of Modesto. Acting as the hallmark of commerce in Modesto, this three-lane road presents shopping centers and malls like McHenry Village, a massive outlet area with jewelry and apparel stores, organic markets and popular restaurants. Celebrating classic cars during Graffiti Summer
Modesto puts on a series of essential community events each year. The American Graffiti Festival & Car Show is a 25-year-old tradition with a parade celebrating Modesto's classic cars. Based loosely on the movie, "American Graffiti," Modesto has a widespread automobile culture on display each summer with a parade and car shows all over the city. Live bands play on the amphitheater in Graceada Park for the summer Concerts in the Park series. The Modesto Farmers Market brings vendors with locally grown produce and homemade pastries to H Street each Thursday and Saturday morning during the summer.

The Modesto City Elementary and Modesto City High School districts serve students in the central portion of the city. Kids have computer literacy classes and coding practice at John Fremont Elementary School on Orangeburg Avenue, with a C overall Niche grade. A popular higher education option, Modesto Junior College serves over 7,000 students, and its east campus provides a library, media center and classroom buildings centered around College Avenue.

Beyer Community Park offers a sandy city park with places to host events like a company-wide softball game. Thrill seekers can bike down the bowl or skate on the smooth ramps at the Beyer Skate Park. Couples can head to Downey Community Park, furnished by a set of reservable picnic tables shaded by canopies. Roosevelt Park has a wide loop trail where residents can walk their dogs by flowering trees around the green space. In Roosevelt Park, the Virginia Corridor Trail is a walking and biking trail that stretches 4 miles along Virginia Avenue, taking active pedestrians through colorful neighborhoods and pocket parks, like Lion's Junction, a small fenced-in playground with a splash pad and sprinklers for kids to cool off.

Easy commuting with the “S” and BART
Central Modesto is a walkable and bikeable neighborhood with well-connected routes around town. In downtown Modesto, theaters, restaurants and shopping await, roughly 2 miles south of Orangeburg Avenue. For public transportation, there are five Stanislaus Regional Transit Authority (StanRTA) bus stops on McHenry Avenue, and the bus system reaches all over Stanislaus County. Stockton, a larger city, is located 30 miles north on State Route 99, and Sacramento is 74 miles north. To catch a flight, the Sacramento International Airport is about 85 miles north. San Francisco, the Golden City, is only 90 miles west on State Route 132. Doctors Medical Center and Memorial Medical Center are both located in Central Modesto. "It is very common for medical professionals to live in this community, and we handle most of the position relocations," says Girard. Although the hospitals may provide quick medical attention to neighborhood residents, some homeowners living on primary medical routes may hear ambulances or aircraft landing on the helipad from their homes.
