Just a few miles from downtown, Northeast Modesto remains well-connected, with pedestrian-friendly infrastructure and high-performing schools in the Sylvan Union Elementary School District.

Neighborhood amenities, parks and shopping

You can easily go for a run, walk to a local park or ride your bike to get around. Northeast Modesto has better pedestrian and bike access than much of the city, and it is home to numerous community parks. Downey Community Park features picnic tables and a playground. The Beyer Community Park features pickleball courts, tennis courts and softball fields. Bring your skateboard to the Beyer Skatepark. Golf enthusiasts can tee off at the Creekside Golf Course. Freedom Park offers a sizeable playground with a seasonal splash pad, making it a haven for kids on hot summer days.

McHenry Avenue and Coffee Road are two main thoroughfares, lined with commercial areas, including the Lakes Shopping Center, the Sylvan Avenue intersection and the Village One Plaza. The McHenry Shopping Village offers a diverse range of flavors from around the world, including Mexican restaurants, Italian eateries, sushi buffets and Chinese takeout. Pick up groceries at the Walmart Neighborhood Market on Coffee Road or Raley's on Floyd Avenue. "Modesto, in my opinion, is a quiet city anyway. But the northeast region is a mix of urban and suburban," says Andre Eastman, a Realtor with Fathom Realty Group

Housing styles and cost of living

Northeast Modesto features eclectic architectural styles, with Craftsman, Mediterranean and ranch-style homes. Many houses feature arched doorways, tile roofs and stucco exteriors. Home prices range from the upper $200,000s to the mid $800,000s. Renters comprise over 40% of neighborhood residents. The area has a reputation for being safer, more family-friendly and experiencing less crime than other parts of the city. "These are all first-time homebuyer neighborhoods," says Jessica Barrios, a longtime Modesto local and broker at Barrios Realty Consultants. "This is a good choice if you're looking to own a home and live there with your family. There are a lot of community parks and grocery stores here."

Highly rated public schools in Sylvan Union and Modesto City

In the Sylvan Union Elementary School District, families can request a transfer to a different school within the district during a designated winter application window, with placement determined by capacity and a lottery system. Out-of-district transfers also require an application, which is accepted based on local policies. Highly rated options in Sylvan Union include Orchard Elementary School and Daniel J. Savage Middle School. "The Sylvan Union School District is one of the better public districts in the city," Barrios says. After graduating eighth grade, students attend the Modesto City High School District, with the highly rated James C. Enochs High School.
