Parklawn is tucked between city life and farmland

Modesto may be the largest city in Stanislaus County, with over 200,000 people calling it home, but at its heart, the city is more defined by its miles of farmland and orchards than urban bustle. “Modesto is an overgrown farm town with culture,” says Deni Royer, a Realtor with Berkshire Hathaway Home Services Drysdale Properties who has lived in Modesto since 1979. “The lifestyle here is a little more laidback than the rest of the Bay Area.” Tucked between downtown Modesto and the neighboring city of Ceres, the Parklawn neighborhood offers an accessible city lifestyle, with reasonably priced homes and discount groceries and retail right in the neighborhood. Modesto’s farm town roots can also be seen throughout the community, from an array of authentic Mexican restaurants serving fresh local ingredients to markets where residents can buy everything from homegrown vegetables to cattle.

Parklawn homes are often small, with 2 or 3-bedroom ranch-style properties, bungalows and mobile homes dominating the market. Many homes were built in the 1940s and 1950s and have recently been upgraded with colorful paint or new gardens. Low stone walls surround front entrances, while private backyards often have covered patios protected by tall fences. Parklawn streets often do not have sidewalks, but the space between houses is well-decorated with columnar and palm trees and flowering native bushes. Houses typically range between $300,000 to $500,000.

Haggle at the Modesto Livestock & Flea Market

Parklawn is the place to be for authentic Mexican grub. Jose’s Mexican on East Hatch Road promises “the best birria on the planet” – a traditional Mexican meat stew. Jessica’s Taqueria is a food truck that stays parked on Kendee Road and is praised for its carne asada and carnitas.

Accessibly priced local grocery options include Cost Less Foods at the Ceres Plaza Shopping Center on East Hatch Road or the Midway Market on Midway Avenue. Locals can also pick up fresh food and artisan finds at weekly flea markets. Modesto Livestock & Flea Market is located along South 7th Street and has a weekly animal auction and flea market with over 300 vendors, while El Rematito Flea Market holds seasonal “night markets” on Crows Landing Road.

Kickstart a career in farming or food at Downey High

Local families can send their kids to the Modesto City Elementary School District starting in kindergarten. Local schools include Shackelford and Bret Harte elementary schools, which both earn a D+ from Niche, and Evelyn Hanshaw Middle School, which scores C-minus on Niche. After eighth grade, students move on to Modesto City High School District. Thomas Downey High School earns a B on Niche and offers career pathway classes in agriculture, fine arts, construction, child development and food science. Modesto Junior College is within 5 miles of the community, while Humphreys University is 40 miles away.

A round of golf along the river at Dryden Park

Parklawn Neighborhood Park on Parklawn Avenue is at the center of the community and offers 4 acres of space where neighbors can have picnics or bring their kids to play. Bellenita Park on Donald Street is 4 miles away from the heart of Parklawn and has baseball and softball fields perfect for sports enthusiasts. Dryden Park Golf Course along Sunset Avenue is another large recreation area right next to Bellenita Park. The 18-hole course is built alongside tall pines and oaks that run alongside the Tuolumne River, and the facility has a practice course for beginners or anyone looking to brush up on their swing.

From Modesto to San Francisco in a flash with BART

A variety of local highways and public transportation make Modesto easy to navigate. “Something I love about this town is it’s about an hour and a half from any recreation you might want, and people can just jet in and out,” Royer says. “We have a train service going in and out of the city, so you can go to San Francisco for a day of fun and then not have to deal with the traffic in the Bay Area.” State Route 99 borders Parklawn and eventually connects to Interstate 5, providing high-speed routes to Sacramento 78 miles away. The Stanislaus Regional Transitional Authority has many local stops along Crows Landing Road and East Hatch Road, and Bay Area Rapid Transit (BART) has train routes to San Francisco, which is 95 miles away from Parklawn.
