Montebello is a suburban oasis within the gridded streets of Ramapo, New York and bordered by the open greenery of Harriman State Park. “It has a very country feel, it has such a pretty look about it,” says Naomi Streicher, an associate broker with Q Homes Sales, who has been working in Rockland County for 37 years. “There’s a fox that runs across Robin Hood Road every time I drive by it. You go to the next town over, and it's like a city feel. There are vintage colonials here, too and large properties.” Montebello has green spaces with multiple parks, ponds and other recreational areas. The village is 40 miles from New York City and 35 miles from Newark, New Jersey. Shopping and dining are 2 miles away in Suffern. “Most of the time, people move here because they're looking for a peaceful and quiet place away from the city,” says Tirtza Beer, an associate broker with Q Home Sales. Beer has been working in the industry for 17 years.

Homes in revival and modern styles near greenery

Most houses are close to a park or pond and sit on large lots with space for an in-ground pool. “Certain parts back up to Harriman State Park,” says Streicher. “I recently sold a log house, and it was right near the park. They wanted it because they wanted to be able to go hiking.” Most homes are in the Colonial Revival style, with newer homes in the New Traditional style. There are some split-level and high ranch-style houses, the occasional Tudor Revival, and more unique, custom builds. Houses range in price from $700,000 to $975,000, while larger homes range from $1.1 million to $2.2 million. Townhouses and condos range from $460,000 to $610,000. “The taxes here are very high, Suffern schools' tax is high,” says Streicher. “But it’s a nice area. You drive around, and it’s pretty.”

Students attend highly rated schools in Suffern

The Suffern Central School District receives an A from Niche and serves the area. Most children in Montebello may attend Sloatsburg Elementary, which gets an A-minus, for Kindergarten through second grade and Montebello Elementary, which receives a B-plus, for third through fifth grade. Those not zoned for these schools attend R.P. Connor Elementary for Kindergarten through second grade and Cherry Lane Elementary for third through fifth grade; both schools get an A-minus. Students continue to Suffern Middle, which also receives an A-minus, and Suffern High, which gets an A. In 2025, the Suffern High Track and Field relay team won the State Federation Title, making the Suffern girls’ relay team the best overall.

Parks and recreation in town and state parks

The public, 18-hole Spook Rock Golf Course has a pro shop and hosts summer camps for children. Nearby is the Spook Rock Swimming Pool, open from June to September with a lap pool and a splash pad. There are also pool slides and a hard-top basketball court. The scenic Kathryn Gorman Ponds Park has a paved trail running through dense foliage and two ponds with a walking bridge between them. Kakiat Park is a 376-acre park bordering Montebello. The park has hiking trails and a fenced-in dog park. Harriman State Park also borders the village and has 200 miles of trails, lakes and a bird conservation area.

Shopping and dining along state Route 59

Sutter’s Mill offers bar food in a tavern-style restaurant 2 miles from Montebello. Nearby is Bagel Boys Café, a locally owned restaurant serving bagels, drinks and baked goods for over 30 years. Along state Route 59 is a Walmart, a Hive Market and a ShopRite for groceries. Closer to the Suffern train station is Suffern Supermarket, which is 3 miles away.

Commuters use the Garden State Parkway and public transportation

The Garden State Parkway leads 40 miles to New York City and 35 miles to Newark, New Jersey. Commuters may drive to the Suffern train station, 2 miles from Montebello, and catch the Main Line on the New Jersey Transit Railroad to the Secaucus Junction in under an hour.

Environmental concerns in Montebello

“I sold a few houses with the Mahwah River at their back,” says Streicher. “Some places are in flood zones, but most aren’t.” Homes close to the Mahwah River may be at risk of flooding during inclement weather. The village of Montebello is in the process of updating its comprehensive plan to include flooding prevention for homes in these areas.
