Del Monte Beach is a coastal community set against the backdrop of Monterey’s scenic shoreline. Known for its laidback beach lifestyle, the neighborhood offers a variety of activities by the water. Several miles west, downtown Monterey offers a vibrant culture scene dotted with galleries, boutiques and restaurants. “Del Monte Beach has some of the only beachfront housing with direct beach access, and it’s one of the most affordable coastal neighborhoods in the area,” says Tim Allen, founder of Tim Allen Properties - Coldwell Banker Global Luxury with over 40 years of experience. “People move here to be close to all the outdoors and the amenities the Monterey Peninsula has to offer.”
Del Monte Beach offers a mix of housing options & styles by the water
Steps away from the ocean, Del Monte Beach sits on the Pacific shoreline and the streets of Monterey. Beachfront homes are often perched on elevated terrain to better withstand weather erosion. Many two-story homes close to the ocean have balconies to take in the water views. Farther inland, the terrain flattens out, with houses sitting alongside tree-lined streets connected by sidewalks. The neighborhood’s housing stock is notably varied. More classic styles include beach cottages and midcentury ranch-style homes, while contemporary houses and condominiums add modern elements to the area’s architectural landscape. Most properties were built between the 1950s and the 2000s, though a handful date back to the 1920s. Houses sit close together and have small yards for gardens or patios. While most single-family builds go from $650,000 to $1.3 million, beachfront homes are between $1.9 million and $2.5 million. Depending on proximity to the water, condos can start at $500,000 and reach $1.25 million. Some properties in flood zones may require additional insurance.

The community offers residents a front-row seat to Monterey’s beach and shoreline. “You can literally walk down to the beach and walk all the way along the beachfront to Fishermen’s Wharf,” Allen says. “There are tons of cool things to do at the beach like kayaking and whale watching tours.” Locals are often out walking or jogging along the Monterey Waterfront City Walk or the Monterey Bay Coastal Recreation Trail. Del Monte Beach features a scenic boardwalk, and Monterey State Beach is popular for surfing and dolphin sightings along the shoreline. For active recreation, El Estero Park provides a variety of amenities including a skate park, playground and a dog park. Laguna Grande Regional Park offers green space and a volleyball court.
Strong public and private school options are available in Monterey
The neighborhood is part of Monterey Peninsula Unified School District, which is rated by Niche as the No. 3 best school district in Monterey County. Monte Vista School covers transitional kindergarten through eighth grade and earns a B-plus grade from Niche. Monterey High School has an A rating, offering the International Baccalaureate Diploma Programme, dual enrollment courses through Monterey Peninsula College, as well as career pathway curriculum for entertainment, engineering and health science industries. A Catholic private school, San Carlos School has an A rating. Providing over 100 degrees and programs, Monterey Peninsula College is directly west of the community.
Shopping and dining options abound in downtown Monterey
Residents enjoy many shopping and dining options in the Monterey Peninsula. Considered a neighborhood staple, Monterey's Fish House serves home-style seafood cuisine in a casual setting. Located by Monterey Bay, Sandbar & Grill offers waterfront dining with coastal fare. Several streets south, Rosine's Restaurant is known for hearty comfort food and award-winning desserts. Nearby, the popular tourist attraction Fisherman’s Wharf is lined with clam bars, souvenir and gift shops, boutiques and galleries. Many grocery options are available, including the farmers-market-style Peninsula Produce Inc, Safeway and Trader Joe’s. Target and other big-box stores are about 2 miles north in Sand City.
Annual festivals in Monterey and Carmel bring the community together
The Monterey Peninsula is home to a variety of events and festivals throughout the year. Each spring, the popular Whalefest takes place at Stanton Center, featuring interactive exhibits, as well as hands-on and educational activities that promote marine conservation and environmental awareness. In October, the Meet the Makers Art & Wine Walk invites visitors to stroll through downtown Carmel-by-the-Sea and explore local art galleries, wineries and food.
Monterey's airport and hospital are close by for easy access
California state Route 1 runs through the neighborhood, connecting to other coastal communities and the Monterey Peninsula. Downtown Carmel-by-the-Sea and Community Hospital of the Monterey Peninsula are about 5 miles away, and Monterey Regional Airport is directly south of the area. “It’s five minutes away to the airport and locals love it,” Allen says. “It’s incredibly convenient and there’s usually not a long wait for anything.”
