D.C. area’s first master-planned community
Suburban growth was typical in post-World War II America, but master-planned communities were less common. Montgomery Village, built in the 1960s and 70s, has become a model for suburban developments in the D.C. area. The community has about 40,000 locals living in 12,000 residences and 69 subdivisions. The Montgomery Village Foundation – whose members meet to play tennis, swim and watch concerts in the summertime – oversees the community just outside Gaithersburg, Maryland. Housing options range from condos to townhouses to single-family homes built in the late 20th century. “There are so many different types of communities here, depending on what you want,” says Alecia Scott, long-time Gaithersburg resident and Realtor with Long & Foster. Plus, Montgomery Village is located about 25 miles from Washington, D.C., and Frederick, Maryland, and nearby highways make commutes for those working in either area manageable. “I always tell my buyers that living takes a village,” says Realtor Joie Ashworth with Weichert Realtors, who has over two decades of experience selling in the area. “And I think Montgomery Village is what they had in mind.”

HOAs oversee communities of single-family homes, townhouses and condos
Residential streets are wide, winding and enclosed, making it easy for locals to visit neighbors next door or walk to a pool or community park. “It’s a really well-done planned community,” Ashworth says. “They took time to have a community-oriented approach, maximize space and not have people on top of each other.” Because Montgomery Village consists of 69 smaller neighborhoods – called “communities” – the area offers many different housing options. Buyers can choose from single-family homes, townhouses, condos or apartments. The same kinds of residences are typically clustered around each other, and each individual community has an HOA overseeing it, separate from the larger Montgomery Village Foundation. “The foundation governs the overall area, doing planning and things like that,” Ashworth says. “They look to individual communities to regulate the residents and make sure everyone is happy, healthy and safe.” Montgomery Village continues to grow, with a mix of older homes and new construction. The area’s median single-family home price is $650,000, higher than the national average of $406,100.

Everyone can walk to parks and pools
Residents can expect all four seasons in Montgomery Village, with hot, humid summers and occasional winter snowfall. Classic mid-Atlantic cherry blossom trees grow here, as do shady American sycamores and red maples. “As the community grows, they do a great job at trying to hang onto as much green space as possible,” Ashworth says. “Everyone is within walking distance to a park, playground or pool.” Montgomery Village has 335 acres of green space, including 18 park areas and a natural amphitheater. “The rec department does an amazing job with their services,” Scott says. “They have summer camps for kids, activities and classes, all at a good value. And your association fee covers it all. I always loved to rent those spaces for large parties or graduations.” On leisurely mornings, neighbors play tennis and pickleball together or take their kids to one of the many playgrounds. The community also hosts an annual Great Pumpkin Race and Fall Festival, where people race decorated pumpkin cars and enjoy food and live music. A farmers market takes place on Saturdays from June to October, featuring local produce, wine and baked goods. Locals can also join organizations to get to know each other. The Montgomery Village Garden Club teaches landscaping and sustainable planting, while musicians in the Montgomery Village Community Band play for their neighbors throughout the year.

25 miles to D.C. and Frederick
Montgomery Village sits east of Maryland state Route 355 and Interstate 270, two major highways that link the area to Washington, D.C., and Frederick. There aren’t any major employers in Montgomery Village, and most residents commute to those two cities for work. It’s a 3-mile drive to the Gaithersburg MARC station, where locals can take advantage of train service between Brunswick and the nation’s capital. Route 58 of the Ride On bus, which runs along Montgomery Village Avenue, also leads to the train station. For air travel, Ronald Reagan Washington National Airport, with over 95 domestic and 5 international destinations, is about 30 miles away, and Dulles International Airport, with over 70 domestic and 60 international destinations, is about 35 miles away.
Montgomery County Public Schools and nearby private options
Montgomery County Public Schools serve Montgomery Village. Niche gives the district an A and ranks it the second-best school district in Maryland. It educates about 161,000 students and has a student-teacher ratio of 14 to 1. Many residents also send their children to private schools. Nearby St. Peter’s Catholic School educates prekindergartners to eighth graders and gets an A from Niche, while Our Lady of Good Counsel, a high school, receives an A-plus and is ranked No. 3 in Best Catholic High Schools in Maryland.

Everyday essentials at Montgomery Village Center
“You have everything you need within a short distance,” Ashworth says. “You don’t have to go all the way to a larger city.” The Montgomery Village Center is in the middle of the area, within walking distance from some communities. It includes a grocery store, various businesses and restaurants. More shopping centers and grocery stores are scattered throughout the Gaithersburg area. The Rio, a shopping and entertainment hub, is about 6 miles away. Here, folks can rent paddleboats, ride around the carousel, play on the playground or shop from big-box stores and local boutiques. For medical services, Holy Cross Germantown Hospital is about 4 miles away.

Tucked between Baltimore and DC is the small neighborhood of Stewart Town. Bordered by Montgomery Village and Laytonsville, this area is 25 miles from DC and 45 miles from Baltimore. Just north of Gaithersburg, Stewart Town is a quiet, residential area with wooded streets and curving, slow-paced roads.
Stewart Town boasts a diverse array of residential homes that cater to various tastes and preferences. With a mix of split levels and colonials dating back to the 1960s-80s, this neighborhood offers a rich tapestry of architectural styles. New town houses can be found at around $500,000, while older townhouses are priced at around $350,000. If stand-alone homes are more your style, the 1970s-90s split-level houses, priced between $500,000 and $600,000, provide spacious living and a unique aesthetic. Stewart Town's roads don’t guarantee sidewalks, but the residential roads have slow speed limits, making them safe for evening strolls or walking the dog.
Students in Stewart Town attend schools in the Montgomery County Public Schools district, rated A by Niche. “Stewart Town is a desirable neighborhood, particularly because of its schools,” says Tony Zowd, a realtor with Integrity Plus Network of Coldwell Banker Realty. “They are exceptionally well-ranked and a draw for the area.” Students may attend Goshen Elementary School, Forest Oak Middle School, and Gaithersburg High School, rated B+ by Niche. Their high school team is the Gaithersburg Trojans, and their school colors are blue and yellow.
There’s plenty to do for fun in Stewart Town. Locals go to the Green Farm Conservation Park to enjoy 204 acres of nature, featuring ponds, wildlife and hiking trails leading through fields and forests. There is also Stewartown Local Park, a neighborhood park with a playground and soccer field. While dogs are allowed in the Green Farm Conservation Park and Stewartown Local Park, there’s also Montgomery Village Dog Park nearby, perfect for socializing with dogs and neighbors. For indoor recreation, check out the nearby Gaithersburg Community Museum, located in the B&O Rail complex in Olde Towne Gaithersburg. This museum hosts interactive, hands-on learning centers for children and teaches visitors about the past and present of Gaithersburg. There’s also the Gaithersburg-Washington Groce Volunteer Fire Department Museum, which opens on Saturdays to the public, showing restored historic firetrucks and teaching fire prevention instructional programs.
Getting all your groceries in one trip is easy in Stewart Town, with nearby Giant and Safeway just two miles from residential areas. If you would rather go out for a meal, try Thai House Restaurant, a local favorite with a standout beer and wine menu, or Hershey’s Restaurant, a town staple that opened in 1969 and offers weekend brunch and live music. “Stewart Town has a walkable, old-school downtown area in nearby Montgomery Village,” says Zowd. “It’s great for Saturday shopping or grabbing a bite in between Little League games.”
This peaceful suburban town is perfect for commuters looking for a less crowded space in the DC metropolitan area. “It’s a beautiful neighborhood, and great for commuters and families,” says Zowd.
