Bear Valley
Revitalized basketball courts and nearby baseball fields
Sunnymead Park fills with families on game nights, home to youth leagues that pack the bleachers near the snack bar. "Many kids who come to my shop are involved in sports. There's lots of fields for football and soccer, too," Villalobos says. On Lasselle Street, Weston Park has a muraled basketball court built in 2021 with help from NBA professional Kawhi Leonard and local volunteers. On the east side, Rock Ridge Park is a 2-acre spot with a playground, walking trail and gazebos under tall palms. The Moreno Valley Senior Community Center on Fir Avenue holds free fitness and art classes and is adding a new building and outdoor space. Just 6 miles out, Lake Perris stretches across 8,800 acres with trails and sandy beaches. An abundance of big-box shopping and chain restaurants
Bear Valley is close to shopping centers and various cultural cuisines. "There aren't many sit-down restaurants, but we have a lot of take-out Mexican food, Thai, Jamaican and Indian," Villalobos says. "It speaks a lot to the diversity of the people who have moved here." The community's east side features Stoneridge Town Center, anchored by Target and Walmart Supercenter, with nearby gyms, banks and chain restaurants like Round Table Pizza and Alberto's Mexican Food. The west side has grocery stores, including Cardenas Market. Riverside is 12 miles away, and Villalobos says he likes to go there for the active nightlife and more developed shopping centers. The school district offers a Dual Language Immersion program
Moreno Valley Unified School District has a B-minus rating on Niche and over 30,000 students enrolled. The district offers a Dual Language Immersion program where students receive instruction in English and Spanish to help them become bilingual. Bear Valley Elementary School has a B-minus grade, and Mountain View Middle School has a C-plus. Valley View High School has a B grade and offers Career Technical Education courses in STEM subjects such as Engineering Design and Sports Medicine.Gated communities with amenities and single-family homes
The community features a mix of apartments and subdivisions, many with gated entrances and amenities. "There are [also] mountains on every side," Villalobos says. Olive Wood Village is a gated development of modern, single-story condos managed by an HOA, with units ranging from $305,000 to over $312,000. Hyde Park, also gated, has newer homes built in 2021. Stoneridge Ranch's Mediterranean and contemporary-style homes sit on quarter-acre lots. Prices for houses under 2,000 square feet range from $350,000 to $585,000, while larger homes go for $620,000 to $790,000.Convenient access to freeways and bus stops
The neighborhood is south of the 60 freeway, with the 215 freeway just 5 miles west, making Riverside about 12 miles away. Bus stops line Eucalyptus Avenue, though most residents drive. It's about 3 miles to Riverside University Health System Medical Center, one of the county's largest employers, with March Air Reserve Base 8 miles away. San Bernardino International Airport is about a 30-mile drive.Environmental factors and risks of earthquakes
Moreno Valley's location along the San Jacinto Fault Zone makes it prone to earthquakes. "Everyone is used to it. I can't remember the last time I felt one," Villalobos says. Homeowners insurance does not typically include earthquake coverage, so residents may want to purchase separate coverage.
