Lasselle
Neighborhood in Moreno Valley, California
Riverside County 92551, 92555
Spanish-style homes along cul-de-sacs, some HOAs
Sidewalks line the streets and cul-de-sacs throughout the residential portion of the neighborhood. Most homes were built in the 1990s or after, and Spanish-style designs with terra-cotta tiled roofs and neutral-toned stucco prevail, giving the community a unified appearance. Most have grassy front lawns and private driveways leading to front-entry garages. Some are in communities with HOA-managed clubhouses, and monthly HOA fees generally range from $50 to $100. Most homes sell from around $500,000 to $700,000.Exploring around Lake Perris and city parks
With Lake Perris State Recreation Area so close by, residents can spend an afternoon hiking along the Bernasconi Hills or head to Bernasconi Beach for boating or a picnic by the lake. Beside the lake, the steep granite slopes at Big Rock have several bolted routes that are popular for sport and top rope climbing. The 13-acre Lasselle Sports Park has a large playground and several sports fields, and at Bethune Park, amenities include a baseball field and a splash zone.Learning through Val Verde schools
Students attend schools within the Val Verde Unified School District, which earns a B-plus on Niche. Nol says that many families like the district because it’s relatively small — Val Verde serves about 20,000 students, but Riverside Unified to the north is almost twice as big. Lasselle Elementary School earns a B-minus rating, and Vista Verde Middle School receives a B. The A-minus-rated Rancho Verde High School has its own dance studio and offers a range of extracurricular sports and activities, including a competitive esports club.Concerts and races at the Southern California Fairgrounds
In October, the four-day Southern California Fair takes place at the 100-acre fairgrounds southeast of the neighborhood. The fairgrounds are also home to a BMX track and a 330-foot asphalt strip where drivers drag race street-legal cars. Also within the area is the Toro Wapo Arena Event Center, which hosts around ten concerts per year, usually with several big-name bands from Mexico. Some neighborhood employers, Metrorail allows for commutes to LA
The neighborhood is home to several large employers, including an Amazon fulfillment center and a Home Depot distribution center. Not all residents work in the community, however. “Moreno Valley has become the suburbs for commuters,” Nol says. “It’s not really that far of a drive to LA — maybe an hour and a half.” While some people make the 70-mile drive each day, others head to the downtown Moreno Valley Metrorail station, where they can catch a ride into LA or other major cities. “It’s really popular — people are able to work while they ride,” Nol says. Drivers can take the Ramona Expressway to link up with Interstate 215. The closest hospital is Riverside University Health System Medical Center, and the nearest airport is the San Bernardino International Airport, approximately 20 miles north.Restaurants and shops nearby, more options at Moreno Valley Mall
Just north of Lasselle, a cluster of stores and restaurants rests along the intersection of Iris Avenue and Perris Boulevard. Sit-down dining options include Red Maple Pizza and Farmer Boys. The closest grocery stores are Stater Bros. Markets and Aldi.Nol says that many people shop at the Moreno Valley Mall, around 8 miles away. There, people can watch a movie, shop at Macy’s and get a meal from surrounding restaurants, including Alaska Crab, Olive Garden and Texas Roadhouse. For fresh produce, shoppers can drive about 5 miles to the Riverside University Health System Medical Center, where the Moreno Valley Certified Farmers Market is held each Thursday morning.
Area considerations
Wildfires threaten most of Southern California, especially during the dry summer and fall months. Moreno Valley lies within the South Coast Air Basin, and warm temperatures can trap pollutants in the basin, resulting in poor air quality and decreased visibility. The southern portion of Lasselle borders the Moreno Valley Regional Water Reclamation Facility, a wastewater treatment facility.
