"It's down near the southern part of the city, which is more out of the way, but nothing is ever really more than 20 minutes from what you need," says Cathie Kong, a Realtor with Reliable Realty Inc. specializing in southern California. "And it's right by the Lake Perris area, which is a huge draw for Moreno Valley in general. It's like a little oasis."

Red-tiled roofs, stucco exteriors and arched entryways are common sights around the neighborhood. "The prices are honestly so reasonable for the region," Kong says. "Compared to what I see in areas like Palm Springs, you can knock off several thousand and still get a gorgeous house." Condos and townhomes typically sell for $350,000 to $400,000, while single-family homes sell between $500,000 and $650,000.

Victoriano falls under the Val Verde Unified School District, and kids can attend Victoriano Elementary School before Vista Verde Middle School, both of which score a B on Niche.
