Morongo Valley is a remote, mountainous neighborhood near local highlights
Morongo Valley offers a quiet life in the mountains at a relatively affordable price for the region. "It's kind of overlooked because it has so few homes," says Madelaine LaVoie, broker and owner of Cherie Miller and Associates. "People drive through on their way to Yucca Valley and Joshua Tree National Park." Though remote, the neighborhood is off California State Route 62 and not far from popular spots, including Palm Springs in 20 miles. Surrounded by the Little San Bernardino Mountains, locals enjoy miles of hiking, biking and horseback-riding trails, and more foliage than one might imagine. "It's a little lusher than your standard desert," says Connor McClay, a Realtor with The Glen Realty, who grew up in nearby Yucca Valley. "A lot of the houses down there are hidden in the greenery."
Miles of trails through vast ecosystems
Big Morongo Canyon Preserve encompasses a large swath of the valley. It's also a part of the greater Sand to Snow National Monument's 154,000 acres of protected land. The preserve offers numerous trails, including a boardwalk loop. "[The] deck goes over a natural underground spring, and [the preserve] has giant cottonwoods that grow naturally," LaVoie says. One of its most popular paths is the Morongo Canyon Trail, which is over 12 miles out and back through a rugged canyon. Covington Park has a playground and picnic area adjacent to the preserve. Joshua Tree National Park and San Bernadino National Forest, both less than 25 miles away, are other iconic hiking spots. For horseback riding, CottonWood Canyon Ranch offers guided rides and lessons.

Epic views of snow-capped mountains from acreage homes
Living here comes with epic views. "You can see the snow-capped mountains of San Jacinto and San Gorgonio Mountain from many of the homes," LaVoie says. "It's very spaced out. There's a couple of areas that are a little [closer together] but most of them are acreage properties." Ranch styles, small cottages and farmhouses are common, most ranging from the mid-$200,000s to the high $500,000s, depending on their condition and size. However, fixer-uppers could go for less than $100,000, and luxuriously remodeled properties closer to the mountains fetch from the high $800,000 to over $1 million. The higher price range often brings a detached guesthouse, pool and spa. Homes tend to be older, with a median build year of 1966.

Support for local businesses at home, traveling for more options
There’s strong support for local businesses in the community. “The Morongo Cafe is my favorite restaurant because it’s home-cooking for breakfast and lunch,” LaVoie says. “And the Spaghetti Western has new owners from Rome. They [play] live music while they are serving you dinner, and it’s got a lovely bar atmosphere.” LaVoie says locals drive to Yucca Valley and Palm Springs when they can’t find what they need at nearby grocers, including going to the farmers market, which occurs Wednesday to Sunday. Yucca Valley is the closest option for chain stores, including Stater Bros. Markets and Petco.

Pancake breakfasts in the park, holiday fun and live music
Most local events happen at Covington Park. “[The park] has a minimum of three events a year, probably more. Pancake breakfast, Halloween [concerts], periodic things,” LaVoie says. She adds that locals also head 10 miles to Pioneer Town for live music at Pappy & Harriet's. Joshua Tree is 15 miles away and hosts its famous music festival in May and October.
Studies through the Morongo Unified School District
Students attend the Morongo Unified School District. Morongo Valley Elementary School, which earns a B-minus on Niche, is often the first step. Students then filter into La Contenta Middle School, which maintains a C rating, before heading to B-minus-rated Yucca Valley High. The high school offers a Career Technical Education program for students pursuing in-demand fields, such as cybersecurity.
Elementary students in Morongo Valley can attend Morongo Valley Elementary School, where they receive a quality education in a supportive, community-oriented environment.
Morongo Valley Middle School students can attend La Contenta Middle School, where they thrive in a nurturing environment with engaging academics and a strong sense of community.

The neighborhood is built around a major state route
California State Route 62 flows through Morongo Valley. Yucca Valley Transit Center, operated by Basin Transit, is east of the neighborhood. Its buses take commuters to Palm Springs International Airport, less than 25 miles away.
Summer and winter weather bring increased risk for wildfires, flooding
Summer brings thunderstorms and the potential for wildfires, and winter brings rain brought by Pacific storms. "It floods — so the people that live on dirt roads just have to deal with them getting repaired. That's the biggest thing we deal with," McClay says. The CAP Index Crime Score is lower than the national average, at 2 out of 10 versus 4.
