Homes in Carlton-Ludingwood are attractive for their entry-level pricing and their proximity to nearby retailers. “The market is competitive,” says Rebekah Hanna, Realtor at Re/Max Real Estate Groups. “Homes under $250,000, with broad-based appeal and in good condition, are selling very quickly and often with multiple offers.” With a median sales price of $165,000, homes in the area generally cost $400,000 less than the average properties in the U.S. For example, prices in Carlton-Ludingwood can range from as low as $100,000 to upwards of $300,000 depending on the size, condition and location of the property. Most homes here were built in the 1950s, resulting in an abundance of ranch-styles, however, newly constructed two-story Traditionals have also become popular on the north side of this community since the early 2000s. Homes often feature mid-sized lawns and paved driveways leading to attached multi-car garages. Streets are primarily residential, branching off from Tillotson Avenue into cul-de-sacs of established single-family residences.

Education at Muncie Community Schools
Families in Carlton-Ludingwood are zoned for the Muncie Community Schools district, which earns an overall C-plus rating from the review site, Niche. Students can attend schools like West View Elementary, Northside Middle and Muncie Central High School, which have earned ratings of C-plus, C and B-minus, respectively from Niche. West View Elementary School partners with the Muncie YMCA to provide before and after-school childcare programs for school-aged children. Northside Middle School offers a wide range of extracurricular activities, from a student council and spelling bees to a robotics club; and Muncie Central High School provides a rigorous curriculum with 13 AP courses to choose from. Private school options like Heritage Hall Christian School and St. Michael Catholic School are also located nearby. For higher education opportunities, Ball State University is 2 miles away and is ranked as the second-best university for undergraduate teaching degrees in Indiana by U.S. News and World Report. “There’s been a lot of opportunities since Ball State moved in,” says Whittenburg, who has over 15 years of experience selling in the area. “It’s an overall positive experience, and lots of shows and concerts come to the city as a result.”
Nearby healthcare and trips downtown on White River Boulevard
Tillotson Avenue runs along the eastern corner of the neighborhood, connecting residents to State Road 32 and White River Boulevard for trips into downtown Muncie. Public bus routes are provided by the MITS, Muncie Indiana Transit System, which operates along Tillotson Avenue. Those traveling farther out can head to the Indianapolis International Airport about 75 miles. or an hour and a half drive, away. For healthcare, the IU Health Ball Memorial Hospital is less than 2 miles from the community.
