On Muncie’s westside, the neighborhood of Western Oaks combines a residential lifestyle with easy access to urban amenities in Delaware County. Located along Jackson Street to the north, locals take advantage of their proximity to Muncie, a quick 3-mile trip to and from town. “The city has a bustling downtown that brings people together,” says Jennifer Whittenburg, a Realtor with Re/Max at The Crossing. “It’s a great place to live all around.” Mainstay attractions like Westside Park, which offers views of the White River, and the Catalina Club, a private outdoor swimming facility, contribute to this neighborhood's larger sense of community. Muncie's history lies in its railroads and the convergence of two major lines. “Trains regularly cross throughout the area, but I see it as a sign of growth and progress,” adds Whittenburg. Western Oaks is no different, with tracks for the CSX train running along its southern border, residents here take pride in their roots and often share anecdotes accompanied by the hum of the railroad.
Ranch styles and multi-family options
The real estate market in Western Oaks is attractive for its large lot sizes and range of housing options. “Homes in Muncie are generally more affordable than properties throughout the region,” says Whittenburg, who has over 15 years of experience selling in the area. With a median sales price of $130,000, homes in Western Oaks cost $350,000 less than the average property in the U.S. Prices here do vary and can range from as low as $130,000 for a two-bedroom townhouse to upwards of $300,000 for a five-bedroom ranch-style with more acreage. Most homes were constructed in the 1950s and ranch-styles comprise most of the single-family housing stock. “We do see out-of-state investors, but the city works in coalition to maintain existing property values within the community,” adds Whittenburg. Multi-family townhouses and 'twin' style homes are also available west of York Prairie Creek. Homes here often feature spacious lawns, paved driveways and attached garages. Residential streets branch off from Jackson Street into cul-de-sacs of single or multi-family housing options, the styles clustered on either side of York Prairie Creek. The CSX railway runs diagonally through the community and homes that back up to the railroad tracks will experience some noise. Despite this, the neighborhood is rated as quieter than downtown Muncie, according to Soundscore.
Shopping along McGalliard Road
Groceries and everyday essentials are available at Walmart, Ruler Foods and Pay Less Super Market along McGalliard Road. Retailers like Best Buy and Lowe's Home Improvement are also located here. Dining options include Concannon's Bakery Cafe, which offers breakfast pastries and specialty teas, coffees and lattes with unique flavor options like s’mores, snickerdoodle or cinnamon roll. Thai Smile 2 Restaurant prepares traditional Asian cuisine with a broad menu of flavorful rice, noodles and curries. Sitara Indian Restaurant serves authentic Indian meals spiced to taste, accompanied by house-made naan bread and has been a popular spot in western Muncie for over a decade.
Waterfront views of the White River at Westside Park
When seeking time outdoors, Westside Park is 2 miles away. It’s the closest park to the neighborhood, and offers a playground, basketball courts and waterfront views of the White River. The White River Greenway is also located here, offering 5 miles of paved paths for bikers. In the summer, members can use the outdoor pool at the Catalina Club, which also has a waterslide and is home to the Gators summer league swim team. Golfers are 2 miles from the public Players Club at Woodland Trails and an 18-hole golf course known for its affordable membership pricing. Sports fans can head to Scheumann Stadium 3 miles away, which is home to the Ball State Cardinals football team and has 22,000 seats for packed Mid-American Conference games.
Education at Muncie Community Schools
Families in Western Oaks are zoned for the Muncie Community School District, which earns an overall rating of C-plus from the review site, Niche. Students can attend West View Elementary, Northside Middle and Muncie Central High School, which have earned ratings of C-plus, C and B-minus, respectively from Niche. West View Elementary School offers a range of extracurricular activities from student council and safety patrol programs to basketball and track. Northside Middle School serves over 500 students with a student-teacher ratio of 13:1, which is lower than the national average, and Muncie Central High School has a college readiness program with 13 AP courses to choose from. Private options like Heritage Hall Christian School and St. Michael Catholic School are also available here. For those interested in pursuing higher education, Ball State University is less than 2 miles east.
Commute into downtown Muncie on Jackson Street
Morrison Road runs vertically through the neighborhood, connecting residents to the surrounding areas, while Jackson Street is used for trips into downtown Muncie. Those seeking public transit options can take the MITS, or Muncie Indiana Transit System, bus routes throughout the area. When traveling farther outside of downtown, the Indianapolis International Airport is 75 miles away, or about an hour and a half drive, barring delays. For healthcare, the IU Health Ball Memorial Hospital is 2 miles from the community.
