Greer Ranch has two guarded private entrances, one on the southwest and one in the center. Gently winding roads lead past neat rows of early 2000s new traditional homes with Spanish-style details like stucco exteriors and terracotta tiled-roofs, set on manicured yards lined with towering palms. "The smallest property here is around 2,200 square feet. Larger homes have up to six bedrooms and a four-car garage," says Jennifer Hultquist, Realtor at Century 21 and previous Greer Ranch resident. "You have a lot of homes that have amazing views of the Temecula and Murrieta Valley." Most homes are single-story with three or four bedrooms and a backyard swimming pool; prices range from $850,000 to $900,000, depending on size. Five-bedroom homes with backyard pools, and often scenic views of the valleys and mountains, range from $950,000 to $1.5 million, depending on those views. In the neighborhood's southeast, Spanish-style townhomes with earth-toned exteriors have two to four bedrooms and range from $450,000 to $600,000, depending on size."Homeowners association fees are $250 per month, which is reasonable for having 24-hour security, a pool, a spa and community events," Hultquist says. She also notes that the property taxes in Greer Ranch are lower than in many surrounding areas, which may offset the HOA fees. "You also have a point of contact on-site, so if you ever need anything, you don't need to call a management agency," Hultquist adds.
A-rated schools
Local kids can attend public schools rated A or higher by Niche, including Antelope Hills Elementary, Shivela Middle and Murrieta Mesa High. The high school offers culturally focused clubs like O’hana Ha’aneo, a Polynesian dance club, and the Filipino-focused Pinoy Club.Shared pool and added clubhouse features
Neighbors can get outdoors at several open spaces throughout the community. Antelope Hills Park offers shaded picnic tables and a turf playground, while the small Blackmore Ranch Park offers a sandy tot lot. The clubhouse offers a junior Olympic-size pool, open to all residents. "They've been doing a lot of remodeling on the clubhouse," Hultquist says. "As of 2024, there’s a new basketball court and cornhole by the swimming pool." A network of about 25 mountain biking trails surrounds the community; experienced bikers prefer the 2-mile cross-country Jumping Mouse Trail for its jumps and berms. From the hills, the 9,000-acre Santa Rosa Plateau offers hiking and walking trails that lead through views of the valley.Fast-casual dining on the main road
Shopping and dining is found along Clinton Keith Road in the neighborhood's southeast corner, as well as just east. Residents can grocery shop at Target, Costco and Aldi, dig into New York-style pies at Flipping Pizza, and at fast-casual Del Taco next door, enjoy some Mexican-inspired cuisine. "Lots of locals commute to Temecula for nightlife and dates, which is turning into a mini-Napa Valley," Hultquist says. "They have plans to add an additional 25 wineries." Old Town Temecula's nightlife scene is 10 miles from Green Ranch and includes the Old Town Blues Club and Baily's nightclub. Promenade Temecula shopping center, 8 miles away, features a Regal Edwards movie theater.Bordering the 215
Greer Ranch is bordered east by Interstate 215, which leads about 10 miles south to Temecula, and 5 miles south to Interstate 15; the 15 leads about 56 miles north to Ontario. Loma Linda University Health-Murrieta sits adjacent to the neighborhood, just east of the 215. The Ontario International Airport is about 45 miles north.Preventative fire measures
Greer Ranch is located in a high-risk fire area. As of Summer 2024, Murrieta became one of 11 California cities with Fire Risk Reduction Community Designation, meaning residents here may get reductions on fire insurance premiums. The Murrieta Fire Department has established Fuel Modification Zones that ensure minimal fire-causing chemicals are released in or around the community. The closest fire station is Murrieta Fire Department Station #4, set just east of the community, on Baxter Road.Comparatively low crime risk
