North Murrieta offers less expensive access to suburban shopping
North Murrieta’s is a collection of relatively new suburban developments, shopping centers and healthcare facilities on — as its name suggests — the northern edge of Murrieta, about 5 miles from downtown. “It’s kind of on the outskirts of Murrieta, so it’s a little less expensive, but it’s still nice. Everything in Murrieta is nice,” says Beth Good, owner of Good Estates & Ranches, who’s been selling in Murrieta for almost 20 years. Despite its spacious suburban homes, prices are lower because it’s slightly removed from the town center and just outside Murrieta’s award-winning school district. Still, its convenience makes it plenty popular. “You’ve got super easy access to Interstate 215 and hospitals right there,” Good says. “It’s also got a Costco and other shopping. That’s always a plus.” Even though the neighborhood is a few miles from the heart of Murrieta, residents find that having shopping and employers a few minutes from home is an even trade-off.

Townhouses in Skyview Ridge and single-family homes in Alderwood Park
The neighborhood has multiple suburban developments; each was built in the 2010s and features Spanish-style architecture typical of Southern California. Skyview Ridge is a townhouse community next to streets of midsize single-family homes. Granite Gate is its northern neighbor, with similarly sized Spanish-style homes. Meadowlark Pointe is a townhouse community within Granite Gate. Townhouses in these communities range from just under $450,000 to over $500,000. Single-family homes range from $520,000 to $700,000. Alderwood is a community on the neighborhood's northern end with larger single-family homes that typically cost around $700,000 to $900,000.

Costco and Target a few minutes from most homes
Costco and an ALDI are to the south, and both are surrounded by smaller franchise stores and chain eateries. On the other side of Interstate 215, there’s a new center with a Target, Home Depot and more. For dinner or drinks, residents head just over 5 miles south to downtown Murrieta. Washington Avenue is the main drive lined with restaurants, bars and cafes. Murrieta’s Town Square Park is a few blocks from Washington. It has an amphitheater that hosts a lineup of artists.

STEM support at Paloma Valley High School
The neighborhood is just outside Murrieta’s school district. Students here are served by the Menifee Union Elementary School District, which serves kindergarten through eighth grade and gets a B-plus on Niche. Kids begin at Oak Meadows Elementary, given a B. They continue at Bell Mountain Middle, which gets a B-plus. For ninth through 12th grade, students are part of the Perris Union High School District, rated a B. They go to Paloma Valley High, which earns a B-plus. Paloma Valley offers plenty of student-run groups, including the Femineers Club that empowers female students pursuing careers in STEM.

Plenty of space to play at Alderwood Park
Alderwood Park is in the Alderwood development, and has a couple different sections. The first section is on the corner of Baxter and Whitewood roads and has a spacious playground and two large fenced-in areas for dogs to play off-leash. The park’s other area is a bit east on Baxter and offers a playground, along with a small clubhouse, pickleball courts and two half-basketball courts. Hiking trails wind through the hills east of the neighborhood. Mountain bikers, on the other hand, usually opt for the trails at Greer Ranch, across Interstate 215. Greer Ranch is a privately owned 200-acre hiking and mountain biking area with miles of trails available to anyone.

Multiple health care facilities in the neighborhood
North Murrieta is a hotspot for health care facilities. Loma Linda University Health-Murrieta, Encompass Health Rehabilitation Hospital of Murrieta and United Nursing College are all in the neighborhood. The Kaiser Permanente Murrieta Medical offices are just north of the neighborhood. Commuters also choose this location because it’s halfway between Riverside and north San Diego County. Riverside is about 30 miles north on Interstate 215. Oceanside, the closest large San Diego County city, is 40 miles south on Interstate 15. Ontario International Airport — in Ontario, California — is the nearest international airport, 45 miles north.
Loma Linda University Medical Center is a teaching hospital that has been operating since 1905.
Encompass Health Rehabilitation Hospital of Murrieta, a highly rated rehabilitation center, is located near the community.

Wildfires outside Murrieta
Murrieta hasn’t been seriously affected by wildfires, but fires have occurred in the mountains of the Santa Rosa Plateau west of the city. The Tenaja Fire was the most recent, burning almost 2,000 acres in 2019. During the warmer fall and summer — when high temperatures average close to 100 degrees — residents should stay updated on fire activity in the area.
