A “beautiful area” of central Napa
With a name like Bel Aire, which means “beautiful area” in French, it’s no surprise that this centrally located Napa neighborhood is known for tree-lined streets, entry-level prices and longtime residents. However, it’s also earned a reputation as a Napa shopping destination, as it's home to the popular Bel Aire Plaza, set at the intersection of Trancas Street and California State Route 29. “It's in central Napa, so you're in the middle of everything,” says Monica Cline, a Realtor with Coldwell Banker Brokers of the Valley who’s sold homes in the area for 18 years. Bel Aire is also just west of the Providence Queen of the Valley Medical Center, one of the city’s biggest employers, and there are several schools within walking distance. St. Apollinaris Catholic Church is in the neighborhood’s center. “There are lots of original owners here,” Cline says. “The homes are large enough where they could raise their families, and they have no reason to leave.”

Entry-level ranch-style homes
Along Bel Aire’s oak-and maple-lined streets, kids play basketball in the evenings and dog walkers are a common sight, even on the few streets without sidewalks. “The whole of Bel Aire has a very uniform look,” says Heli Sairanen, a broker associate with Coldwell Banker Brokers of the Valley who’s sold homes in Napa for 48 years. “It’s mostly 1960s, L-shaped ranch-style houses with garages in front, around 1,400 square feet, and three bedrooms and two bathrooms.” While the houses look the same structurally, residents here have personalized them with landscaping and colorful exteriors. Sizes can range from 1,200 to 1,900 square feet, with prices between $700,000 and $900,000, depending on size and renovations. “Bel Aire is one of our more moderately priced neighborhoods,” Cline says. “It’s a little bit more entry level.” Buyers can also find a few early 21st-century Craftsman-style New Traditional homes in the north with between 1,800 and 2,400 square feet; prices usually range from $1.1 million to $1.3 million.

Bel Aire Park Magnet Elementary’s IB program
Local kids can start school right in the neighborhood at Bel Aire Park Magnet Elementary, an International Baccalaureate school that earns a B from Niche. They continue on to Redwood Middle, which also has a B. At the B-plus-rated Vintage High, students can choose from over 40 clubs, including the Science Club and Power Pals, and enroll in an agricultural program to get hands-on learning at a working farm. Nearby private schools include the unrated St. Apollinaris School for kindergarten through eighth grade located in the neighborhood’s center, and the A-plus-rated Justin-Siena High, less than a mile west.

Just east of Highway 29
The neighborhood is bordered on the west by Highway 29, which goes 16 miles south to Interstate 80. Trancas Street is the southern border. On the east side, Jefferson Street leads about 3 miles south to Downtown Napa. The Vine bus stops along Trancas and Jefferson streets, and while there are some dedicated bike lanes and sidewalks, residents mostly rely on their cars to get around. Providence Queen of the Valley Medical Center is less than a mile east. Napa County Airport, a public airport with no commercial flights, is 10 miles south; San Francisco International Airport is 61 miles away, and San Francisco Bay Oakland International Airport, a smaller airport with mostly domestic flights, is a 53-mile trip.

Playtime at the Beckworth Tot Lot
Bel Aire has several playgrounds, including the Beckworth Tot Lot and playgrounds at the magnet elementary and St. Apollinaris Catholic Church. The 3-acre Klamath Park in the north also has a playground, as well as green space and a walking path. About a mile west, the 157-acre Alston Park is known for its hilly hiking trails with vineyard and mountain views and its 30-acre off-leash dog park. Kayakers can drive a mile east to the 33-acre Trancas Crossing Park, which has a boat launch into the Napa River and a 1-mile nature trail.

Bel Aire Plaza, one of Napa’s most popular shopping centers, is at the southern end of the neighborhood, within walking distance for many residents. Here, national retailers like Target and World Market sit next to the grocery stores Whole Foods Market and Trader Joe’s, along with restaurants like Heritage Eats, known for globally inspired rice bowls and sandwiches. Other shopping centers along Trancas Street provide more dining and shopping options, and residents can also find local restaurants along Highway 29 in the neighborhood’s north, including Fumé Bistro & Bar, which has served American cuisine in a cozy atmosphere for over 17 years. “Fumé Bistro has a nice variety of things,” Sairanen says. “One of their best things is a pear salad, which is absolutely out of this world.”

The annual Fourth of July Parade and Celebration downtown
Residents can head to Downtown Napa for the city’s most popular events, like the annual Fourth of July Parade and Celebration. The day kicks off with a parade through downtown, with patriotic floats and marching bands. Live music, kids’ activities and food are available at Oxbow Commons in the afternoon, and the evening concludes with the largest drone light show in Northern California.
