Life next to the Napa Valley Wine Train
About a mile north of Downtown Napa, suburban McPherson is known for convenience, character and the Napa Valley Wine Train, a sightseeing train that passes through the neighborhood at least twice a day. “Some people love living by it,” says Monica Cline, a Realtor with Coldwell Banker Brokers of the Valley who’s sold homes in the area for 18 years. “We all get a kick out of it when it goes by and the conductor waves at you.” The neighborhood’s walkability is a big draw; Napa High and McPherson Elementary are both within walking distance, and there are several restaurants and stores right in the neighborhood. Residents can walk or bike to Downtown Napa on the Napa Valley Vine Trail. Nearby houses of worship include the Islamic Community Center and St. John the Baptist Catholic Church.

Midcentury ranch-style homes with picket fences
McPherson’s midcentury ranch-style homes are often lined with picket fences, and basketball hoops and front yard swing sets are a common sight. Lawns are large enough for a Japanese maple or a rose garden, plus a paved two-car driveway. In the neighborhood's south, homes include early 20th-century cottages and Folk Victorians. “It’s an eclectic neighborhood for people who want to get away from cookie-cutter houses,” says Heli Sairanen, a broker associate with Coldwell Banker Brokers of the Valley who’s sold homes in Napa for 48 years. Most local homes have three bedrooms and two bathrooms, and range from 1,000 to 2,000 square feet; depending on a home's size and renovations, prices range from $650,000 to $950,000. In the Napa Valley Manor 55-plus community, 21st-century manufactured homes range from $150,000 to $190,000, depending on their renovations.

Memorial Stadium, the football field shared by both Napa High and Vintage High, is in the neighborhood’s west. The schools play on alternate weeks, and games and practices can get loud. “You can hear the marching band and football games,” Cline says. “It does get noisy, but the biggest impact on the neighborhood is traffic and parking.”
