Midcentury modern and minimal traditional homes line Sheveland Ranch’s wide, sunny streets, with yards large enough for an ornamental tree and paved driveway. Homes here don’t come on the market often, and according to Morse, these can cost between $650,000 to $800,000.To the south, buyers can find townhouses built in the 2000s. “It’s high-density townhouse-style living with small yards and two-car garages,” Morse says. “They are nice and relatively modern.” A three-bedroom townhouse can cost between $617,000 and $824,000.
The neighborhood is also home to the Meadows of Napa Valley retirement community, which offers independent and assisted living, memory support and a rehabilitation center.

Next to Highway 29
West Imola Avenue borders Sheveland Ranch to the north, and Highway 29 borders it to the west. The Vine bus stops along West Imola Avenue, which also has dedicated bike lanes; sidewalks make the neighborhood pedestrian friendly. Providence Queen of the Valley Medical Center is 4 miles north. Napa County Airport, a public airport with no commercial flights, is 7 miles southeast; San Francisco International Airport is 59 miles south, and San Francisco Bay Oakland International Airport, a smaller airport with mostly domestic flights, is a 51-mile trip.

In the River Park Shopping Center, the family-owned Clemente’s Authentic Italian Takeout is popular for its malfatti, a ricotta and spinach dumpling. Fazerrati’s Pizza has been a local staple since 1990; they use local ingredients in their specialty pies, including The Faz Dawg, a chili cheese dog pizza. To the north, La Hacienda Napa Bar & Grill is a popular casual spot serving Mexican favorites like enchiladas and margaritas. Thrifters can find a new outfit at the nearby Goodwill, and 1 mile north, Napa Premium Outlets has retailers like Old Navy Outlet and Skechers. While there are no parks within Sheveland Ranch, the 5-acre Playground Fantastico is less than a mile north; this playground’s colorful climbing structures, playhouses, and sand pits are a hit with kids. To the east, residents can launch kayaks into the Napa River at the 350-acre Kennedy Park, which is also home to the Napa Valley Vine Trail, a paved path that will eventually stretch the full length of the Napa Valley. Skateboarders can work on their skills at the Napa Skate Park, and the North Bay BMX track has kids' leagues and BMX competitions. The Mastery of Sports complex to the north has kids’ gymnastics and ninja classes.
Robotics Club at Napa High
Local kids can attend Snow Elementary, which earns a C from Niche, then continue to the B-minus-rated Silverado Middle. Napa High is rated a B-plus and has 25 student organizations, including clubs for foosball and robotics. Nearby private options include the A-rated Napa Christian for kindergarten through Grade 12. Sheveland Ranch’s residents are only 2 miles from Downtown Napa’s biggest events. At the annual Dia de los Muertos Festival each November, residents can listen to live music, shop vendors and admire papel picado banners made by local kids. The 4th of July Celebration kicks off with a parade through downtown and ends with the largest drone light display in Northern California.Near high-risk wildfire areas
Sheveland Ranch is at low risk for wildfires, but residents might experience reduced air quality from fires in the nearby mountains. The last significant fires were the LNU Lightning Complex and the Glass Fire in 2020, which burned areas to the east and north.
