Situated about a mile north of Downtown Napa, Stonehouse is a conveniently located neighborhood next to the Napa River. It’s often called “Lake Park” after the park in its center, and residents here can also get outside on the Napa River Trail and at Trancas Crossing Park. The neighborhood's location on Trancas Street and Soscol Avenue give residents quick access to shopping and Highway 29, and bike lanes make it easy to get downtown. “It’s a nice little family neighborhood,” says Stephanie Gibson, an associate broker at Golden Gate Sotheby’s International Realty who’s lived in Napa for 43 years. “It has bigger family homes, with at least three bedrooms and between 1,300 and 2,100 square feet.” Townhouses and apartments are also available. Nearby houses of worship include the Islamic Community Center and Hope Christian Center.

Ranch-style homes surrounding Lake Park
Ranch-style and new traditional homes built in the 1970s and ‘80s sit along tree-lined streets near Lake Park. Dog walkers are a common sight on the neighborhood’s sidewalks, and the sounds of kids playing basketball in the streets accompanies bird song in the evenings. Homes here have three or four bedrooms, attached two-car garages and backyards large enough for a pool. Prices typically range from $780,000 to $850,000, depending on renovations.
In the north, there are few 1980s townhouse communities with two- and three-bedroom units range from $600,000 to $750,000. Monthly homeowners association fees for these communities range from $380 to $600, covering grounds and building maintenance. There are also several low-rise apartment complexes on the north and south ends of the neighborhood.

Easy access to Trancas Street and Soscol Avenue
Highway 29 is a 1-mile drive west on Lincoln Avenue or Trancas Street, and Interstate 80 is 14 miles south. Downtown Napa is 1 mile south, and residents can get there by taking the Vine bus or the dedicated bike lanes on Soscol Avenue. Sidewalks make the area pedestrian friendly, but most residents drive or bike around the city. Providence Queen of the Valley Medical Center is minutes west of the neighborhood. Napa County Airport, a public airport with no commercial flights, is 8 miles south; San Francisco International Airport is 59 miles south, and San Francisco Bay Oakland International Airport, a smaller airport with mostly domestic flights, is a 52-mile trip.

Scenic walks along the Napa River Trail
The 11-acre Lake Park sits in the neighborhood’s center and is a popular place for kids to burn off some energy on the playground, basketball court or open green space. The park sinks below street level, and during heavy rain or flooding, it functions as a reservoir and forms a temporary lake. In the east, the 1-mile Napa River Trail is a paved path through the woods where dog walkers and joggers can catch glimpses of the river through the trees. For full river access, kayakers head to the 33-acre Trancas Crossing Park in the north, which also has walking trails.

Local ingredients at Nosh Napa
The Silverado Plaza shopping center in the north has several casual restaurants, including Nosh Napa, a cozy café serving breakfast and lunch made with local ingredients. There are also fast-casual chains, including Jamba Juice and Starbucks. More dining options are within a mile, including Trancas Steakhouse, a local favorite since 1999, and Oxbow Public Market, a downtown destination with 20 vendors, many of whom offers discounts on Tuesday evenings. Fourth of July in Downtown Napa
The Fourth of July Parade and Celebration is one of Napa’s biggest events. The day kicks off with a parade through downtown, where crowds line the streets to watch marching bands, colorful floats and dancers. There’s live music and kids’ games in Oxbow Commons, and at night, spectators are wowed by the largest drone show in Northern California.

New levees and the Napa River/Creek Flood Protection Project
The southern half of the neighborhood is in a Special Flood Hazard Area, and homeowners here might have to purchase flood insurance. “It’s had its flooding issues, but everything has been rectified,” Gibson says. The Napa River/Napa Creek Flood Protection Project has significantly reduced the flooding risk throughout the city, and the construction of new levees along the river in Stonehouse is expected to begin in 2025. When the downtown portion of the project was completed, the neighborhood was removed from FEMA’s flood map, and Gibson expects the same to happen here.
Residents here might experience occasional poor air quality from nearby wildfires. While the risk for direct effects is low, residents can stay fire aware by signing up for Nixle alerts.
