Located 1 mile from both Downtown Napa and the big-box stores of the South Napa Market Place, Terrace has a suburban feel within walking distance of the city center. “Most of our growth has taken place in this area because people started to sell off their ranches,” says Stefan Jezycki, a lifelong Napa resident and a Realtor and Global Advisor with Engel & Volkers. “Putting in sidewalks and upgrading the streets really established the area from a farmland area to a more approachable neighborhood.” The neighborhood’s journey from farmland to suburb can be charted in the homes’ ages—older homes are in the west, closer to downtown, while the newest homes are on the eastern edge. With Downtown Napa only a mile away, residents can walk or bike to popular restaurants or to the historic First Presbyterian Church in under 10 minutes, according to Jezycki; cyclists can also hop on the nearby 47-mile Napa Valley Vine Trail, where they can bike all around the Napa Valley.

Subdivisions with individual character
Homes here sit close together along sidewalk-lined streets, with yards big enough for an ornamental tree and manicured lawn. The neighborhood’s west is hilly, and some homes have views of the surrounding hills and distant Mayacamas Mountains. “It’s like a quilt here,” Jezycki says. “Much of this area was agricultural farmland, and they started to build subdivisions in the 1950s.” While styles vary widely across the neighborhood, individual subdivisions typically maintain a similar character, from midcentury minimal traditional homes in the northwest, to 21st-century Craftsman-style new traditional homes in the east. Subdivisions built in the 1980s and later often have homeowners associations; monthly fees can range from $146 to $421, covering maintenance for community pools and landscaping. Twentieth-century homes are typically smaller, ranging from 800 to 2,300 square feet, and can cost between $560,000 and $975,000, depending on size and updates. Twenty-first-century homes can have between 1,700 and 3,900 square feet and typically cost between $1.1 million and $2.1 million, depending on size.Manufactured homes in the Silverado Pines 55-plus community are also available in the southwest. Buyers can find single- and double-wide homes built in the 1970s, with prices typically ranging from $40,000 to $145,000, depending on size and renovation status.

Chamber choir at Napa High
Local kids can start school at Phillips Elementary, which earns a C from Niche, then attend the B-minus-rated Silverado Middle. At the B-plus-rated Napa High, the 350-member choir is one of the most popular extracurricular activities; students in the choir can join six vocal ensembles, including the concert choir and the chamber choir. Nearby private options include the A-rated Napa Christian for kindergarten through Grade 12.

The 3-acre Fairview Park in the neighborhood’s center has a playground and grassy field for kids to burn off some energy. Cyclists can hop on the 47-mile Napa Valley Vine Trail to the east, which leads north to Calistoga and south to the 350-acre Kennedy Park, which is known for its BMX track, skate park and Napa River access. To the southeast, the 850-acre Skyline Wilderness Park has over 25 miles of trails through oak forests and rolling hills; the 3-mile Skyline Trail is the park’s most challenging trek, but on clear days, it rewards hikers with views of the San Francisco Bay.

Burgers at Gott’s Roadside
With Downtown Napa only 1 mile away, residents here are close to some of the city’s most popular restaurants. Oxbow Public Market has several local vendors and cafes, serving a range of food from local oysters to traditional Argentine empanadas. Gott’s Roadside, located beside Oxbow, is a casual burger spot that’s been recognized as a James Beard America’s Classic. A 1- mile bike ride to Downtown Napa
The neighborhood is bordered west by the Silverado Trail, which leads 13 miles south to Interstate 80. Coombsville Road in the north leads 1 mile west to Downtown Napa. While there’s no public transportation in the neighborhood, residents can bike or walk downtown using dedicated bike lanes and sidewalks. Providence Queen of the Valley Medical Center is less than 4 miles north. Napa County Airport, a public airport with no commercial flights, is 7 miles south; San Francisco International Airport is 58 miles south, and San Francisco Bay Oakland International Airport, a smaller airport with mostly domestic flights, is a 51-mile trip.

Within walking distance of BottleRock
The Napa Valley Expo is less than a mile away, and residents here can walk or bike to popular events like BottleRock, a three-day music festival that draws over 100,000 people to the area each Memorial Day Weekend. Festivalgoers can listen to popular acts like Post Malone and St. Vincent, and they can sample Napa’s well-known restaurants and wineries at various food tents. Each August, the four-day Napa Town and Country Fair draws thousands to the Expo for a celebration of Napa’s agriculture, with live music, rides and fair food.

Just south of Tulocay Cemetary
The Tulocay Cemetery to the north has served as Napa’s final resting place since 1859. Residents can visit departed loved ones, take a self-guided tour of the cemetery’s historical sites or join a walking tour hosted by the Napa County Historical Society.Flooding here is unlikely, but residents might occasionally see water under their homes. “Our houses are built to mitigate water,” Jezycki says. “For those with proper ventilation and drainage, it's normal.” Terrace, like much of the area, also has a low risk of wildfires, though nearby fires may affect air quality. Residents can sign up for Nixle emergency alerts to stay informed of wildfire emergencies.
