Waterfront living in a tight-knit community
Set along the shores of Naples Bay, Royal Harbor, like many waterfront communities in the area, features upscale homes backing onto winding canals. But this bayfront enclave boasts a well-kept secret that sets it apart. "The people in the know all live in Royal Harbor," says Daryl Silvers, luxury properties specialist on the Silvers Griffin Team at William Raveis with over 40 years of experience in Naples real estate. "There's less traffic, so it's easier to get around, and it's right across the bridge from downtown." Deep water access has made the neighborhood popular with boaters, and watercraft, ranging from yachts to sailboats, are a common sight. Luxury condos and estate homes may provide residents with a sense of seclusion, but the community has a tight-knit spirit. "It's very friendly," Silvers says. "People will go out fishing together and then come back and have cocktails."
Many of the canals in Royal Harbor are wide and deep enough to accomodate large boats.
It's not uncommon in Royal Harbor to see large, privately owned yachts docked behind the homes.

Luxury homes with private boat docks
While much of Naples is seasonal, snowbirds have been sticking around in Royal Harbor. "At this point, it's almost a year-round community, and a lot more families are raising their children here," Silvers says. Royal Harbor's development began in the 1950s, but nearly every house has been renovated to include four or five bedrooms and multicar garages. There is a wide variety of architectural styles—from midcentury modern to Spanish Revival to coastal contemporary—but one constant is deep water access; every home is on the water, and all have private docks. Even condominiums, which are in the northern section of the neighborhood, offer bay views and dock space. Lawns are well-manicured, and the sidewalk-lined streets are dotted with towering palm trees. Condos typically start at $500,000 and go into the $1 million range for upgraded units. Single-family homes are generally priced between $2.5 million and $12 million, depending on the size and age of the house.
On the southern tip of Royal Harbor, you'll find some of the biggest waterfront homes.

Shopping and dining just over the bridge at Tin City Waterfront Shops
Royal Harbor is a short distance from some of Naples's most vibrant commercial areas. Just over the bridge, off Tamiami Trail, the Tin City Waterfront Shops is home to a few small stores and restaurants. There's a convenience mart and a wine shop, and for dining, Pinchers, a local seafood shack, is known for its crab and fried fish creations. Other waterfront restaurants, like the Boathouse on Naples Bay, are nearby; residents can drive or motor over on their boat. Fifth Avenue South is also close by, a historic district lined with boutiques, upscale restaurants and galleries. Sports cars line the streets, and palm trees provide shade to shoppers. Glasses of wine flow at Vergina Restaurant Naples, where specialty pasta and Italian cuisine are paired with nightly live music. Numerous galleries highlight local artists, while The Naples Players at Sugden Community Theatre puts on musical and theatrical performances year-round. The closest grocery store is the Key Food on Tamiami Trail, about a mile away.

Nearby Cambier Park and golfing at Windstar on Naples Bay
Across the bridge is Cambier Park, with athletic facilities like a lighted basketball court and softball field. Live music provides the soundtrack for the park as the bandshell hosts numerous local and national acts throughout the year. The white-sand beaches of the Gulf are 3 miles away at Naples Beach. Florida's lush landscapes are meticulously displayed at the Naples Botanical Garden, a few miles south of the neighborhood. The private Windstar on Naples Bay Country Club features an 18-hole golf course, which carves through mangrove preserves and glistening lakes. Windstar on Naples Bay requires a membership, and waitlist times can be lengthy.
