In 12 South, bachelorette parties order lavender mimosas and beignets at The Butter Milk Ranch on Sunday morning, longtime residents catch up at the Tuesday night farmers’ market in Sevier Park and parents walk their kids to Kindergarten at Waverly-Belmont Elementary. “There is always some kind of foot traffic, whether it’s locals heading out to dinner or tourists flocking to take pictures at one of the murals,” says Drew Shannon, a real estate agent with Compass. Renovated 1920s and ‘30s-era homes line the streets surrounding 12th Avenue South, the community’s main thoroughfare and namesake. Buskers with guitars and open cases provide the soundtrack for an afternoon of shopping — stores like Rag & Bone and Alice + Olivia have recently opened their doors, and the sides of buildings are decorated with photo ops. There’s the famous “I Believe in Nashville” mural and “Looking Pretty Music City” on the side of Madewell. Downtown Nashville attractions like the Country Music Hall of Fame are just 3 miles away, and universities like Belmont and Vanderbilt also border the neighborhood; it’s a country music city without the quietude of country life.

Upscale shopping and dining along 12th Avenue
In recent years, 12th Avenue South has gotten more upscale, ushering in stores like Planet Cowboy, which sells handcrafted leather hats and boots, and eateries like Locust, where the menu is updated based on seasonality and reservations are made months in advance. Simpson also recommends 12 South Taproom & Grill, known for their burgers, long list of local beers and live music. Order a pizza at MAFIAoZA’s, which advertises prohibition-era New York-style Italian fare down the street, and finish off the night with a cone from Fryce Cream. For groceries, there’s a Kroger on 21st Avenue, a Kroger on 8th Avenue and a Publix up the street.

‘A party’ every Tuesday in Sevier Park and the 12 South neighborhood association
Shannon points to the strong sense of community within 12 South, something which can in part be attributed to the neighborhood association. They sponsor events like the 12 South Home Tour in May, where locals can see inside their neighbor’s historic properties. There’s also the 12 South Halloween Parade, a winter potluck in December and monthly meetings open to the public. Simpson also recommends stopping by the 12 South Farmers’ Market in Sevier Park, “A family-friendly thing that people do on Tuesday afternoon.” There’s live music, free samples and familiar faces in the crowd. It picks up around 4:30 p.m.; Shannon describes it as “a party every Tuesday night.” April means the Rock ‘n’ Roll Marathon and 12th Avenue is blocked off for runners — local musicians perform alongside the course. Earlier in the month, Zanies Comedy Nightclub hosts the Nashville Comedy Festival.

Historic bungalows and modern renovations
Craftsman-style bungalows and classic cottages, some nearly a century old, border 12th Avenue shopping. “There’s a mix of historic homes that were probably built in the ‘20s and ‘30s,” says Erin Simpson, a Nashville-area local and real estate agent with PARKS. Historic zoning protects many of these homes, and buyers renovate rather than demolish. Two and three-bedroom properties start around $1 million and can sell for upwards of $1.5 million. Lot sizes are generally under 8,000 square feet, and, according to Simpson, a lot of people have dogs in this part of town. Spacious sidewalks make for peaceful walks, and some front yards are even decorated with white picket fences. Larger homes with five or more bedrooms start around $2 million; many of these were either built within the last few years or feature extensive additions on top of historic bones.

Besides hosting a weekly farmers’ market from May through October, Sevier Park is also home to the Sunnyside Mansion; it dates back to 1852 and remained standing throughout the Civil War. The paved trails are popular with runners and walkers. “I walk my dogs there every morning,” says Simpson, noting that it’s common to see familiar faces here. There’s also a playground and community center that hosts exercise classes. South past Interstate 440, a monument commemorates the Battle of Nashville, fought in December of 1864.

School-aged children are incorporated into the Metro Nashville Public School system and start their education at Waverly-Belmont Elementary School, which earned a B-plus on the educational review site Niche. As Simpson notes, commutes don’t take long. “You can see the little ones walk to school in the mornings,” she says. Kids next head to John Trotwood Moore Middle and Hillsboro High, both of which received B grades. Recent Hillsboro High renovations have resulted in the addition of a raised athletic field with a parking garage beneath and a new theater where the Hillsboro Players perform. Previous students have even traveled to New York City to participate in the Jimmy Awards. Belmont University and Vanderbilt, which U.S. News and World Report ranked among the nation’s top 20 colleges, are both a walk away.

Take Bus 17 into Downtown Nashville
12 South residents can rely on WeGo Public Transit to reach Downtown Nashville, 3 miles north up 12th Avenue. Bus 17 makes frequent stops, passing by neighborhood places of worship like the Islamic Center of Nashville and Midtown Fellowship before continuing on into Edgehill and The Gulch. According to Simpson, 12th Avenue can get congested, and it’s sometimes difficult to find parking. In recent years, the city has put in efforts to upgrade its bike lanes, part of a network called “the Groove.” The closest airport is Nashville International, about 9 miles away along Interstate 40, and medical care is accessible at Monroe Carell Jr. Children's Hospital at Vanderbilt, TriStar Centennial Medical Center or Ascension Saint Thomas Hospital West.
