Those who value a lifestyle in the country with minimal stoplights and houses sitting atop hills come to the right place in College Grove. This rural town, 30 miles south of Nashville, is not on the city sewer system, so developers can’t easily build the area up too much. And for this southern suburb — full of farmland and empty of retail — that’s what locals prefer. “In addition to being on a STEP system, people are fortunate to be in Williamson County because there’s not a lot of commercial space, saving room for rolling pastures,” says Ryan Deleon, a Realtor at Meritage Homes of Tennessee with 9 years of experience in the Williamson County area.
Acreage, estates and gated communities
With an abundance of pastoral land in a country setting, buyers will find plenty of 2- to 10-acre lots to build on, ranging from $200,000 to more than $650,000. There are several 1,500- to 2,500-square-foot ranch houses and Farmhouse Revivals, some with back patios and detached garages, between $650,000 and $750,000. New custom builds, Colonial Revivals and larger Farmhouse estates, some set on an acre or more, can cost anywhere between $800,000 and $4 million. There are also two private and gated golf course communities in College Grove—The Grove and The Troubadour—that offer contemporary Farmhouses, some with brick facades, high ceilings, and multicar garages and driveways, in the $1 million to $10 million price range. “College Grove actually has the highest median sales price in all of middle Tennessee,” Deleon adds.

Younger students can begin at College Grove Elementary, graded an A and reported to have above average reading and math state test scores, according to Niche. As they progress, learners can move on to Fred J. Page Middle School, which Niche has awarded an A grade and ranked in the top 3% of Best Public Middle Schools in the state. Older learners can attend Fred J. Page High School, which receives an A-minus Niche grade. “The Page Middle and Page High campuses recently went through renovations, adding more classroom and lab space," Deleon notes.

Little leagues at Lions Club Park
College Grove sports teams practice and play at Lions Club Park, where there are softball and baseball diamonds, as well as a playground. Nearby, the College Grove Community Center offers indoor and outdoor courts, event space and a fitness gym. In the same complex, the College Grove Artsitorium puts on plays, and the College Grove Community Library is open to the public. There are also two private golf courses—The Grove Country Club in the western part of the neighborhood and The Troubadour closer to the central Horton Highway.

Minimal restaurants or grocers can be found in College Grove, but one spot checks a lot of boxes. Sip-n-Scoop, off Horton Highway, serves coffee, breakfast sandwiches, pizza and other lunch foods. This rustic roadside shop also sells grocery items, boutique clothes, candles and other household essentials and décor. “And Berry Farms Town Center in Franklin is just a few miles west, where there’s a Publix and more restaurant options,” Deleon adds. Also, Eagleville Grocery is 5 miles south along U.S. Route 41.

College Grove residents take advantage of Arrington Vineyards, located 5 miles northwest of town. There, guests can enjoy the view while sipping on wine and snacking on a charcuterie board. The vineyard also offers live music every weekend from early spring to the end of fall, as well as food truck vendors on Fridays. “It’s a popular spot very close by, owned by Kix Brooks from Brooks and Dunn, and even in the winter they’ll put up tents and keep the live music going,” Deleon says.

Central location for commuters
Highways allow for easy travel and access to the surrounding cities. U.S. Routes 31 and 41 run through the neighborhood, and Interstate 840 can lead north to Nashville, south to Huntsville, west to Memphis and east to Knoxville. “For some commuters, it’s a midway point. One partner might work in Murfreesboro, and the other might want to be near Nashville Airport,” Deleon says. Thoroughfare convenience in the sprawling, scenic countryside makes College Grove a highly desirable and quiet place to call home.
