A-listers like Johnny Cash, Bob Dylan and, more recently, Taylor Swift have all recorded in studios along Nashiville’s Music Row, giving credence to the nickname “Music City, USA” and attracting curious tourists. According to Jana Brown, a Vanderbilt graduate and Realtor with Place, Inc., it’s not uncommon to recognize musicians while out and about. “If you fanboy with a famous person, it's a sort of announcement that you don't live here,” she says, adding that playing it cool is an “unwritten rule” in Nashville. Bordering Music Row is Edgehill, a neighborhood in the midst of transition. Recent decades have seen government housing replaced by upscale eateries, boutiques and luxury condos advertising rooftop pools. According to Brown, Universities like Vanderbilt and Belmont are also expanding their footprints. “The density of Edgehill is increasing by over 4,000 households in the next decade,” she says, noting that its proximity to Downtown Nashville makes it particularly popular. Destinations like the Country Music Hall of Fame and Cumberland River are just a few miles away, and public transit options run up major thoroughfares like 12th Avenue past Rose Park, Interstate 40 and The Gulch.

Patio dining and upscale shopping
At Jack Brown’s Beer & Burger Joint, loaded fries are served in paper-lined baskets, and patties come with toppings like caramelized Guinness onions and Mac N’ Cheese. Weather permitting, it’s common to see locals chatting over tapas at Barcelona Wine Bar’s outdoor patio. Find upscale retail nearby; there’s specialty skincare at Aesop, quality button-downs at Billy Reid and colorful frames at Warby Parker. “All the local shops around the main streets are really cute, and the walkability makes them so easy to access,” says Jennifer Gramling, a Realtor with LHI Homes International. For groceries, head to Kroger in Belmont-Hillsboro, or drive a bit farther north to find Whole Foods on Broadway. To the south, a Trader Joe’s sits across the street from the famous (and often crowded) Blue Bird Cafe. There are always more shopping options in Hillsboro Village and The Gulch, where visitors pose beside large-scale murals for photo ops. Just outside of Edgehill, Second Harvest Food Bank of Middle Tennessee partners with The Store to provide free groceries to Nashvillians.

Live performances in ‘Music City, USA’
There are live performances every night of the week in “Music City, USA.” Heading towards the Gulch area, well-known venues include the Blue Room, Analog and The Station Inn, known for hosting Bluegrass groups. The Basement is a bit closer to Edgehill, and bands here typically have an Indie Rock flair. There’s also Zanies Comedy Night Club, which is especially busy during the Nashville Comedy Festival in April. Nearby, buy tickets for a guided tour at the Belmont Mansion Museum or visit the Gallery of Iconic Guitars, which houses several instruments signed by Lloyd Loar himself. The Nashville area is also known for its farmers’ markets — on Tuesday evenings, listen to live acoustics while shopping for fresh tomatoes at the 12 South market in Sevier Park. Brown also recommends stopping by the Nashville Farmers’ Market downtown, where over 100 vendors set up shop in the shadow of the Capital.

In Edgehill, prospective buyers will find century-old properties, luxury condominium communities and brand-new multi-story houses.1930s-era single-family bungalows and Cape Cods bordering the neighborhood’s commercial thoroughfares often fall between $800,000 and $1 million. Due to their age, most homes don’t have attached garages. Cars park on the street or in narrow driveways, and sidewalks provide plenty of room for dog walkers and runners. Single-family homes built within the last few years, many of which combine traditional features with modern vinyl siding and paneless windows, are sometimes over 3,000 square feet. They’re known locally as “Tall Skinny” homes, and lot sizes are relatively compact, offering enough room to plant small flower gardens but not quite enough to throw a frisbee. Price tags for these typically range between $1 million and $1.75 million. Edgehill is also home to several condominium communities where one-bedroom units start around $375,000 and sometimes reach up to $600,000.

Cornhole leagues and scheduled upgrades in local parks
Built on 24 acres, Rose Park has baseball and soccer fields, a walking track, a basketball court and a newly installed playground. “In Nashville, we love our outdoor activities. Rose Park has everything, it’s where you want to be. They’ve even got a cornhole league, who would have thought?” says Alan Worthy, a Realtor at eXp Realty. Worthy also recommends heading to Reservoir Park for a relaxed afternoon jog on the paved trails. William Edmondson Homesite Park and Gardens border the Nashville Public Library (Edgehill Branch) and pay tribute to William Edmondson, a revolutionary African American sculptor and former Edgehill resident. In coming years, the park is set to receive a brand new cultural center, upgraded community garden space and expanded athletic facilities. Centennial Park, home to a to-scale replica of The Parthenon, also isn’t too far away.

An IB curriculum at Hillsboro High School and nearby Universities
Public schools in the area include Eakin Elementary, which earned a B-plus on the educational review site, Niche, West End Middle, which has a B-minus, and the B-rated Hillsboro High School, which boasts three different IB (International Baccalaureate) Programmes. Recently, the school has also undergone a series of renovations including new science labs and an updated library. Higher education opportunities are within walking distance; there’s Vanderbilt University, consistently ranked amongst the country’s top colleges, and Belmont University, home to the Belmont Mansion Museum.
