Diverse community with vintage character
This south Nashville neighborhood Dolly Parton once called home is a diverse community that has been able to keep much of its original mid-20th century character. Glencliff — or Woodbine, depending on who’s asked — has long-time residents like some Korean War veterans and other families who have been in their homes for decades. But it has also attracted younger buyers looking for more affordable price points than in other parts of Nashville increasingly populated by new builds. “It gives you that same kind of feel of an established neighborhood, versus the five-year old neighborhood 10 miles down the highway, where the houses are on top of each other,” says Bobby Hite, a broker with Bobby Hite Co. REALTORS, who’s made several sales in Glencliff. Jason Todd, a Realtor with the Wilson Group Real Estate Services, echoes some of his peer’s comments. “The location is excellent,” Todd, who’s made five sales in Glencliff, says. “It’s kind of one of our last undeveloped frontiers, so to speak. It’s within five minutes or so to downtown, close proximity to the airport. It’s a quiet, single-family neighborhood for the most part.” Glencliff also boasts a strong multi-cultural community, as seen through its dining scene and a handful of houses of worship that cater to the community’s Hispanic Catholic and Muslim populations. “It’s just a very vibrant international restaurant community up and down Nolensville Pike. You can eat anything from Mexican, Guatemalan, Venezuelan, Thai, Uzbekistan. Kurdish. You name it, it’s there,” says Scott Troxel, a Realtor with Keller Williams Music City, who’s made six sales in Glencliff. “Historically that was a very affordable area, and a lot of the refugees and immigrant communities were drawn to that area because it was affordable.”
Mid-20th century ranch-styles and Cape Cods on generous urban lots
Much of the homes in Glencliff consist of single-story and mid-20th-century houses on lots that can run between a quarter to half acre. Groups of trees and shrubs packed on front yards are not uncommon and some properties feature chain link fences and gravel and grass driveways. “They’re really well built cottages with hardwood floors. The yards are very generous as far as an urban kind of lot goes. So, there’s room for a garden or for a detached garage,” Troxel says. “It’s also unique in that there are very few sidewalks in the neighborhood, but on most of the side streets the traffic is not overwhelming, so you can just walk on the street basically.” The common builds here are ranch-style, Craftsman bungalow, Cape Cod and minimal Traditional. The red brick exteriors that were common in these homes’ era are prevalent, but there are also other sidings like clapboard. Price points for these homes that are often between 1,000 and 1,500 square feet can run between the mid-$300,000s and lower $500,000s, with factors like overall size and current condition having some impact.
Cape Cod homes with dormer windows are peppered throughout Glencliff.

The adana kabob is a particular favorite, and large parties can order the signature kabob festival option. “Everything on their menu is really good. It’s kind of typical as far as menu items, but the quality and flavor are really outstanding,” Troxel says. Taqueria El Dolar #2, which operates out of an orange food truck, is said to make some of the best tacos in the Music City. There’s also Uzbek cuisine at the OSH Restaurant & Grill just north of the neighborhood. An ALDI and Kroger on either side of the neighborhood offers grocery shopping options.
