A few minutes west of Music City, the rolling landscape of Tennessee renders a quiet and small-town atmosphere, which is where Hillwood hangs its hat. Living only 8 miles from Nashville, locals feel like they’ve traded in the buzz of the city for space and privacy—without giving up the convenience. The green and spacious suburb has long been developed, but recent residents are adding new life while maintaining the area’s natural landscape. “What I really appreciate is all the space, most houses sit on at least an acre. When I drive around, the landscape and wildlife are always gorgeous,” says Tara McGuire, a Hillwood local and Realtor at Happy Tara Homes Real Estate. “Lots of residents are original owners from when the neighborhood was built in the ‘50s and ‘60s, but younger families are moving in and renovating."

Many houses sit atop rolling hills, surrounded by thickly wooded areas and naturally blooming flora. The neighborhood’s pricing reflects the renovation and generous acreage, with home prices usually starting around $1 million and growing to about $7 million. While ranch-style homes with modern touches like cobblestone facades reign supreme, the Hillwood suburbs also have French and Modern Farmhouses, contemporary estates, Greek Revivals Spanish architecture. These 2,500- to 15,000-square-foot properties offer more than space and acreage—many boast multicar garages and driveways, fully updated interior designs and extensive backyard patios. On the northwestern side of town near the retail district are modern townhomes and condos in Hillwood Court and Charlotte Station, ranging from $225,000 to around $850,000.

Nashville’s top private institutions
Metro Nashville Public Schools serve students in Hillwood, but McGuire notes that several residents are more likely to send their children to one of the nearby private institutions. Learners can begin at Gower Elementary School, which receives a B-minus Niche grade, and then progress to a 14-1 student-teacher ratio at H.G. Hill Middle School, which receives a C-plus grade. Students can then graduate from James Lawson High School, which recently opened in July of 2023. Within Hillwood, Abintra Montessori School enrolls kindergarten through eighth-grade students. Nearby is the elementary and middle school campus for Ensworth School, a private and independent school, and Overbrook Catholic School is also close for interested kindergarten through sixth-grade students.
