A mix of old and new along 8th Avenue South

After the sun goes down, red neon lights advertise the old Melrose Movie Theatre, now home to an upscale American restaurant called Sinema. Bisected by 8th Avenue, Melrose has seen plenty of development in recent years. Modern apartment complexes contrast with vintage roadside stops like Fat Mo’s and Melrose Billiard Parlor, where locals challenge one another to pool games in dimly lit rooms. Erin Simpson, who lives in the neighborhood and works as a real estate agent with PARKS, points to the proximity of other Music City destinations like 12 South. “You kind of have the benefit of being close enough to 12 South without having congestion,” she says. Four lanes allow cars on 8th Avenue to clip along steadily, and WeGo public buses offer direct passage to Downtown Nashville, just 3 miles north. Along the route, stops like Zanies Comedy Night Club and The Basement offer a packed calendar of live performances. “If you want to be near downtown, in an urban but walkable area, it's the perfect place,” says Kyle Shults, who works with Clough Team Realty.

Nashville “Tall Skinnies” and mid-century bungalows

In Nashville, compact lot sizes are optimized with the help of multi-story architecture, often referred to as “Tall and Skinny” homes. “There are more of those Tall Skinnies [in Melrose],” says Simpson, adding, “It’s not as historic [as 12th South], so it’s not as protected. There’re going to be more of the newer homes.” These modern builds start around $900,000 and sometimes sell for upwards of $1.5 million. They often feature attached single-car garages and large, paneless windows. According to Simpson, prospective buyers will also find updated mid-century homes. Ranch-styles, Tudors and bungalows generally hover between $850,000 and $1 million, and hilly streets are shaded by towering oaks. Condominium and townhome living is also an option in Melrose, and two-bedroom units can be found for under $600,000.

Fast food, small-town diners and chain grocers

Although fast food chains like McDonald’s and Sonic can be found along 8th Avenue, the thoroughfare is also home to locally-owned restaurants like the Smiling Elephant, known for Thai curries made fresh daily, and M.L. Rose Craft Beer and Burgers, both of which Simpson recommends. She also gives Fenwick’s 300 a shout out — it serves up classic diner fare like grilled cheese and tomato soup, specialty coffees and sides of thick-cut bacon. Kroger and Publix are both grocery options along 8th, and fresh produce (as well as live music) can be found at the 12 South Farmers’ Market in Sevier Park on Tuesday nights starting in May.

Comedy nights, games of pool and nearby beer festivals

In April, seats fill at Zanies Comedy Night Club during the Nashville Comedy Festival. Throughout the year, the venue hosts open mic nights and up-and-coming comedians. Melrose Billiard Parlor first opened its doors in the 1940s, back when Hank Williams was performing at the Grand Ole Opry, and Happy Hour is 4 p.m. to 8 p.m. every day. Locals meet up for games of pool, ping pong and darts. There’s also The Basement, which draws in Indie crowds farther north near Reservoir Park. In September, vendors set up under white tents in Sevier Park (located within the historic 12 South neighborhood) for the Touch of Brews Festival, where visitors can also expect Grateful Dead-esque music and games for kids. There’s also the Nashville Marathon at the end of April — called Rock ‘n’ Roll Nashville — and locals come out in droves to cheer along 12th Avenue.

Cornhole and Civil War sites in surrounding neighborhoods

Although Melrose doesn’t have its own parks, it’s not too difficult to find green spaces in nearby neighborhoods like 12 South and Edgehill. “In Nashville, we love our outdoor activities. Rose Park has everything, it’s where you want to be. They’ve even got a cornhole league, who would have thought?” says Alan Worthy, who works with eXp Realty. There’s also Reservoir Park, the site of a former Civil War Fort and the remnants of a 19th-century water reservoir. Onsite, find basketball courts and a small playground. As Simpson notes, Nashville is a dog city, and she’ll make the trip to Sevier Park most mornings to take hers on walks. During soccer season, buy tickets to watch matches at Geodis Park, which can seat 30,000 fans.

Spotlighted performers at Hillsboro High School

For those living in the western portion of the neighborhood, Waverly-Belmont Elementary School is within walking distance. The school earned a B-plus on the educational review site, Niche, and some students participate in the accelerated Gifted and Talented Program. Next is J.T. Moore Middle and Hillsboro High, both of which received Bs. HHS recently underwent extensive renovations, which included an updated auditorium, and several Hillsboro Players have qualified to compete in the Jimmy Awards in New York City. Nearby Universities include Belmont, home to over 7,000 undergraduates, and Vanderbilt, which has a similar undergraduate enrollment.

Downtown Nashville less than 3 miles away

Nashville attractions like the Country Musical Hall of Fame and the Johnny Cash Museum are less than 3 miles away from Melrose up 8th Avenue South, and locals can rely on WeGo Public Transit. Bus 8 makes regular stops, passing by Edgehill and the Gulch along the way. Drive 8 miles along Interstate 40 to reach Nashville International Airport, which offers direct flights to international destinations like London and Cancun.
