Suburban Nashville community with plenty of activities
Rolling River Estates offers far more than just comfort and space away from the core of the Music City. This community located right below the bend of the Harpeth River makes up one of the many subdivisions on the southern end of Bellevue, a larger suburban area on the southwestern edge of Nashville that’s known for its hilly terrain and surrounding woodlands. In addition to just being a few miles from one of the largest municipal green spaces in the state, residents regularly enjoy a close-knit community and convenient access to a number of amenities that keep them entertained and active throughout the year. “Rolling River is a great community. It’s an older neighborhood that has amazing amenities,” says Cindy Anderson Crocker, a Realtor with The Wilson Group Real Estate Services, who’s made a few sales in this part of Bellevue. “The pool is probably the largest community pool in Bellevue. There’s a great sand volleyball court. It’s got a nice pavilion for outdoor festivities and parties. It’s got a nice clubhouse, and the tennis courts are always in great condition.” Crocker also heaped praise on other nearby and well used facilities like the Bellevue Family YMCA just south of the Harpeth Village shopping center. “It’s a great Y, one of the best in the country,” she says.

Close to some of Nashville’s ‘favorite jewels’
Rolling River lies just west of the Harpeth River Greenway, giving cyclists, joggers and walkers convenient access to a more than 6-mile trail that passes through scenic lands. The greenway winds with the river between several neighborhoods and reaches Warner Parks — the collective name for Edwin and Percy Warner parks. The park draws anyone from hikers to horseback riders to more than 3,100 acres of forest and open lands that they can explore on miles of paved and natural trails. “They’re some of Nashville’s favorite jewels and they’re very close by,” Crocker says. The Harpeth Valley Golf Center’s nine-hole course just to the east of Rolling River is another popular site and its driving range is often packed. Bellevue YMCA members can find many ways to stay fit and healthy, whether that involves using one of numerous cardio and weight machines, taking laps around the indoor track or grabbing a balance trainer off the racks to work on their cores.

Get some Voodoo Gumbo
Rolling River is located almost perfectly between One Bellevue Place and the smaller Harpeth Village shopping centers, each of which are dense with chain and local brands. Publix grocery stores exist at both shopping centers, while Harpeth Village houses a Kroger. One Bellevue Place is also ideal for those looking for a natural and organic foods grocer, as it’s home to a Sprouts Farmers Market. An AMC Bellevue 12 at the shopping center shows the latest blockbuster movies. There’s also another chain-dense shopping center in the Bellevue Plaza, which is a short distance east of Rolling River. Shoppers can stop for some Cajun fare at the popular Voodoo Gumbo, which serves options like fried catfish fillet served over rice and in an etouffee of shrimp and vegetables. Dessert choices include beignets, which the restaurant makes in the style of New Orleans’ renown Cafe Du Monde. Those looking to catch the game, enjoy some pub fare and maybe play a couple rounds of pool can go to the nearby Players Inn, a late night hangout spot and sports bar. The establishment neighbors Victor’s Taco Shop, where patrons can enjoy soft corn tortilla tacos.

Canopied neighborhood with modern Colonials and ranch-styles
Rolling River features quiet, suburban streets lined by tall and mature trees that often surround and provide ample shade to the homes. Small groups can occasionally be seen taking neighborhood strolls in marked bike and walking lanes. Much of the houses in Rolling River date back to the 1970s and 1980s, and the homeowners association levies dues of about $50 a month. The upper end of the community has a concentration of modern brick Colonial Revivals and other houses with Traditional and contemporary touches. Distinct features on a few homes here include wood, stone and half-timber exteriors and skillion roofs. Ranch-style houses exist here, too, but can be found in greater numbers on the southern end of the community. Price points can go from just over $450,000 for a ranch-style house to $550,000 for a two-story house with Colonial Revival features. Some homes with contemporary features can also run between $450,000 and $500,000.

New James Lawson High and highly rated private option in Ensworth
Children and teens in Rolling River attend the same public schools as much of their peers in several of the neighboring south Bellevue communities. Schools serving this area include Harpeth Valley Elementary School and Bellevue Middle School, which respectively received grades of B-plus and C-plus from ratings site Niche. They can then finish their secondary education at the James Lawson High School, which opened in 2023 and doesn’t have a Niche rating yet. Boasting a 300,000-square-foot facility, students at the new campus enjoy state-of-the-art classrooms as well as new amenities like six courtyards. James Lawson has a specialized Freshman Academy that is intended to help the ninth graders adjust to the switch from middle to high school. High schoolers in the Bellevue area are also close to a private and highly rated option in the Ensworth School, a private kindergarten through 12th grade institution. Ensworth’s Frist campus, which houses its high school grades, sits less than 4 miles east of Rolling River. The private school, which received an A-plus from Niche, is among the top 10 best private high schools in Tennessee.

Full Moon Pickin’ and Holiday community activities
With Warner Parks nearby, residents aren’t far from some of the events hosted at the popular green space. In the summer, for instance, they can enjoy the Full Moon Pickin’ Parties, a seasonal concert series and more than 20-year-old tradition. Many homeowners also deck out their homes during Halloween and Christmas time, allowing them to win awards for their festive work.

I-40 driving route to both downtown Nashville and airport
Interstate 40 passes just north of the community and provides much of the commuter route to downtown Nashville, which is 16 miles northeast of Rolling River Estates. The interstate also provides much of the driving route to the Nashville International Airport, which is located on the eastern end of the Music City about 22 miles east of Rolling River. For medical needs, there’s Ascension Saint Thomas Hospital West about 10 miles northeast of the community.
Rolling River residents have easy access to shopping.
