Vibrant street art and quirky boutiques are easily spotted in the East Nashville neighborhood of Rosebank, where musical venues and outdoor outlets abound. “There are a lot of music and vinyl shops around here, as well as different trendy and open-air eateries,” says Chelsea O’Toole, a 10-year local and Registered Nurse at the nearby hospital. This walkable and active suburb offers bike lanes and sidewalks, and it neighbors the Cornelia Fort Airpark, which sits along the Cumberland River.
Walking from brunch spots to record shops
The Rosebank neighborhood prefers local dining and retail shops as opposed to well-known spots. “There aren’t many chain restaurants or stores around here, but anything you need is just a couple miles away,” O’Toole says. Locals grab burgers and fries to-go at Grill Shack, and right next door, head into Nelson Drum Shop to admire and invest in drum sets. Down the road on Eastland Ave, residents pick up a fresh brew at Portland Brew Coffee and walk over to Five Daughters Bakery for a donut or pastry. “Cafe Roze serves breakfast food and coffee in the morning and sandwiches and cocktails in the afternoon, so it’s pretty popular,” says O’Toole. “And Vinyl Tap across the street sells craft brews and different vinyl records.” Nearby is Tabla Rasa Toys, a toy store with a soft-serve ice cream station. For more retail and grocery options, there are a Kroger, an Aldi and a Publix along Gallatin Pike.

1930s bungalows and modern Farmhouses
While there are still homes that maintain their 1930s architecture, the residential pockets in Rosebank are quickly developing. “It’s becoming pretty family-oriented, and there are a lot of new homes being built,” O’Toole says. Older, 1,000- to 1,500-square-foot ranch and raised ranch homes with driveways are in the $500,000 to $650,000 price range. Growing in size and price, 2,000- to 3,000-square-foot contemporary farmhouses and two-story bungalows with front porches and fenced-in backyards typically cost between $700,000 to $850,000. There are also 2,500- to 3,500-square-foot postmodern and newly-constructed homes for $900,000 to $1.3 million.

Rosebank is right next to the Cornelia Fort Airpark at Shelby Park, which has many different walking trails that connect to Shelby Bottoms, which has a nature center, a playground, a greenway and a dog park. Sharing Shelby Park’s greenspace, golfers enjoy the 9-hole fairway at Vinny Links Golf Course or the 18-hole fairway at Shelby Golf Course. “Locals love rollerblading or walking their dogs along the Music City bikeway, which connects to the Cumberland Pedestrian Bridge overlooking the river,” O’Toole says. “And Percy Priest Lake is only 15 miles away.” This lake area offers trails and swimming access, as well as boat and kayak access.
Pickin' Party at the Airpark
Live music can be found all over Nashville, the music city. And the music doesn’t stop in Rosebank. “Cornelia Fort Airpark hosts Pickin’ Party all summer long, with a stage for different musical performances,” O’Toole says. This festival, named for pickin’ a banjo, specializes in country and bluegrass music, and locals enjoy the variety of drink and food vendors, as well as family-friendly activities.
Nashville magnet, IB and STEM programs
The Metro Nashville Public Schools district, which receives a B-minus overall Niche grade, serves students living in Rosebank. Younger learners can benefit from a 14-1 student-teacher ratio at the C-Niche-graded Rosebank Elementary, which Niche ranked in the top 8% of Most Diverse Public Elementary Schools in Tennessee. As they progress, students can go to The East Nashville Magnet Middle School, which is graded a C-minus by Niche and offers an International Baccalaureate option. High schoolers can attend Stratford Comprehensive High School, a C-Niche-graded magnet school with a STEM program.
Biking around town
Rosebank is a bike-friendly neighborhood with bus stops along Porter Road. “It’s an easy commute into downtown Nashville, just a 3-mile bike or car ride,” O’Toole says. The Riverfront train station in the city is only 5 miles away, and Nashville International Airport is a 10-mile drive down Interstate 40. Interstate convenience, boutique eateries, plenty of green space and live music surround Rosebank, making this East Nashville suburb highly sought-after for both foodies and music enthusiasts.
