Imagine living close to greenways, a golf course, a major shopping mall and restaurants. South Hampton has them all, including rolling hills and the Harpeth River, which runs along the length of the community, giving it its gentle curves. “Here, residents can enjoy convenient access to Downtown Nashville, only 17 miles away, yet their yards are larger and the homes less costly than much of Nashville,” says Casey Parsons, a broker associate with Zeitlin Sotheby’s International Realty, who lives only 10 minutes outside the neighborhood. “In South Hampton, you have access to the city but can enjoy a suburban life, which appeals to many Nashville homebuyers.”

The college connection
One surprising set of buyers attracted to South Hampton are college students. “Highway 100 and Highway 70 take residents right to Vanderbilt and Belmont universities,” Parsons says. Some students live in the neighborhood’s condos and townhouses, which start at $425,000. “You get more bang for your buck on a house,” Parsons says. “Many families buy homes to turn into income properties once their students finish school.”
Larger lots are the rule
Homes in South Hampton range from modest ranch-style houses starting at $330,000 to large contemporaries about double the size for $740,000. What’s noticeable, however, is the size of the lots. Most homes sit on nearly a third of an acre of land. Properties here are impeccably maintained, some by their original owners. South Hampton was developed in the late 1980s, so one owner per home is common. Some are beautiful brick colonials set on hilltops with stunning sunset views. Others enjoy two-car garages and extra storage space in basements large enough to convert into offices, home gyms, music studios or additional living space. Most South Hampton properties belong to an HOA that gives homeowners access to community amenities, such as playgrounds and pools.

Well-recognized and supported schools
Harpeth Valley Elementary School serves students in South Hampton and received a B-plus from Niche. It has been recognized as a Tennessee Reward School and a model demonstration school for implementing the Positive Behavior Supports schoolwide program. Bellevue Middle School, which scored a B-minus, uses the International Baccalaureate Middle Years Programme to encourage students to connect what they're studying to the real world. All teachers at Bellevue use the MYP framework for their classroom instruction. South Hampton students also attend James Lawson High School, the new 300,000-square-foot replacement facility for Hillwood High School. Opened in 2023, James Lawson serves a student body of 1,600 with cutting-edge technology, state-of-the-art learning spaces, outdoor courtyards that take in the surrounding natural views, and high-end athletics and arts facilities.

The Harpeth Valley Golf Center is a public 9-hole, par 3 walking course and golf learning center with putting greens, a PGA/LPGA teaching staff and a full-service pro shop. The course is bordered by the Harpeth River and the tree-lined Harpeth River Greenway Trail, where residents can run, bike or walk for 4 miles along the river to Edwin Warner Park.

About 3 miles from South Hampton, One Bellevue Place is the closest center for shopping and entertainment. While there is no city bus that rides through South Hampton, the West End 3 bus picks passengers up at One Bellevue Place and takes them down Highway 70 past Vanderbilt University into Downtown Nashville. Interstate 40 and Highway 100 also lead into Nashville.

About 2.5 miles outside South Hampton, Red Caboose Playground is frequented by locals and visitors alike.
