Stanford Estates

Traditional ranch styles from the 60s
Southern oak trees provide a canopy over the suburban neighborhood of Stanford Estates. Situated on modest properties, brick ranch styles built in the 60s line the residential blocks. New traditional custom homes are scattered in the mix, featuring colonial influences with a modern twist. “Stanford Estates doesn’t have an urban feel because of the larger lots,” Gallagher notes. “You don’t feel like you’re in a city neighborhood.” Prices typically range from $208,000 for a smaller two-bedroom, two-bathroom example to $789,000 for a new custom-built home with over 3,500 square feet and six bedrooms. The median price for real estate hovers around $435,000.Metro Nashville Public Schools
Buses flow throughout the neighborhood to several Metro Nashville public schools in the region, including Hermitage Elementary School, which earns a C-plus overall rating from Niche. Kids attend Donelson Middle School for fifth through eighth grade before advancing to McGavock High School, the largest high school affectionately nicknamed Big Mac. The school was most notably attended by professional wrestler and actor Dwayne “The Rock” Johnson. Both Donelson Middle and McGavock High get a C overall rating from Niche.
Greenways and riverfront parks
The historic Stones River, which once served as a troop movement route during the Civil War, surrounds most of Stanford Estates. The entrance to the Stones River Greenway is a scenic ten-mile trail that runs alongside the river and provides access to various communities and parks down the path. Active residents enjoy running, biking or walking on a sunny day. More recreation is found at Stones River Bend Park and nearby Two River Park, which features a golf course, playground, skate park and disc golf course – and connects to the 300-acre Shelby Park in East Nashville. Those looking to spice up their routine check out Altitude Trampoline Park, a nearby indoor trampoline park with a ninja course and balance beams.
Easy access to stores at Opry Mills and Jackson Downs
“Residents are very close to shopping,” Gallagher says. “From great stores in neighboring Donelson to the Opry Mills mall nearby, Stanford Estates is conveniently located for plenty of great shopping options.” Adjacent Jackson Downs shopping plaza offers the local convenience of Party City, Marshalls and Dollar Tree. Groceries are picked up at the Jackson Downs Target or the neighboring Publix just three miles away. For a taste of the local community, foodies venture to nearby locales, including Nadeen’s Hermitage Haven and McNamara’s Irish Pub.
Proximity to US Route 70
Stanford Estates' proximity to US 70 gives residents easy access to a wide range of activities and connects them to other major thoroughfares like Interstate 40 and Interstate 24. Travelers enjoy the convenience of Nashville International Airport, which is only 10 minutes away.
